I gave them many choices already but they still fail me. I am new to London and had decided to go over my rental budget as well as commute time for the promise of convenience and hassle-free from Quintain Living. Otherwise, the rental price for a zone 4 is absolutely absurd.

First off, the promise of having maintenance and resident support via App is BS. The app itself is buggy but even when you do submit a report, do not expect to hear answers soon. You do not have maintenance number and replies on emails can be vague and take weeks.

So far I have had over 10 issues reported. These are basic living issues that should have been checked before moving in such as oven, washing machine, and intercom. I had chosen this for the hassle-free so that it does not affect my work, however, for these 10 issues the amount of stress and follow up I had to do was immense. They claim that we can allow them to visit without us being there but so far whenever I went for that option, the answer simply comes back as "there was no issue found". So I had to stay back from work multiple times to be here to make sure everything went smoothly, but even so many of those times they never showed up even after multiple confirmations.

To top things off, their agents make me feel like I am this annoying and unreasonable tenant. But the rental price I have paid and the basic things that are not working and I have to go through is insane.

Please don't make the same mistake I did and get fooled that this would be a convenient living. The 3+ star rating I saw before moving in was on the edge, so I wish more people left reviews to bring this down as I have had several other tenants have similar complaints about them.

If I could give it zero stars I would. Ever since moving into our flat nearly 7 months ago, we’ve had a problem with one of our bathrooms which we have emailed numerously and reported to maintenance and anyone else we can get hold of. Nothing has been done still to this day as it keeps getting delayed and delayed. That’s not even all of it. We continuously have problems with the wifi and receive weekly emails about them “working on the wifi” but nothing is ever fixed.. if anything it’s getting worse.. and yet we are still paying stupid amounts to live here. We also still haven’t received our bills since we moved in, as part of our contract they have to supply us with a detailed bill of our usage but Quintain have delayed it yet another month so we have no idea how much we are using and they’re just charging us each month. The concierge are useless, the only helpful person that works on the desk is the night manager who is amazing. Apart from him no one else is helpful, they all clearly know nothing and aren’t even bothered to help you which is just great. So giving them a 1 star is just far too generous. Extremely unhappy

When the company was called Tipi, it used to provide a nice experience, and I am saying that despite the numerous problems we had with the flat. Since it rebranded to Quintain, it has been a ridiculous experience. Just a greedy for money company, while the quality of services has been dramatically reduced. We can't even get basic staff like reliable internet, which is constantly under maintenance or down, and the pipe noises wake us up at night for the last 2 years. The most ridiculous thing is that to renew our contact, the price increase is ridiculous, and the apartment is more expensive than 1st zone flats. And they have sneaked a new clause as well, to pay a 2 month rent penalty if you leave earlier, even if you give proper notice. Definitely avoid!

Just avoid, all 1 star reviews below are true and still ongoing. Best to avoid this one if you have not moved here yet. Quintain team can't service their tenants, so you get an appartment with mediocre facilities and 0 service. 👍

Horrible customer service, you are on your own here - management is invisible and once you sign the contract you are stuck! Wifi is a big issue, and no action has been taken from last 5 months. You will be asked to raise the service requests on QL app but no one cares after that, they will stay pending for months.

Totally terrible service.
AVOID MOVING HERE.

They are super helpful ONLY for potential customers.
Once you move in here, even if you have issues, nothing will be solved at all.

I have opened so many tickets for issues but they never reply or even when they replied, it took months and they were super useless.

They are just putting efforts to get more customers but no care for the residents.

We have NO STABLE WIFI. You will never be able to live even one day without WiFi issues ( we have been using phone data even for the projecters and PC which is INSANE) although it says " free fast WiFi" or something on their advertisement.

We have 3 years contracts as we got discounts.
We totally regret... You can find a lot of better options like similar apartments in Canary wharf etc they have similar places and won't force you to have such a long contract which is impossible to break no matter what the situation is .. you can only break the content if you pay 3 month's rent as a penalty, which is absolutely insane and kinda sounds like illegal.. I mean who has that amount of money?..

Honestly avoid. It's a waste of money and will regret.

I'm not happy with Quintain living at all.
The service is terrible. Too many problems.
The service is soo slow. Slowest services.
WiFi was never stable for ages at least ever since I moved in and only recently they finally changed the boardband after so many residents complain for months. ( Still not the best one but better now at least )

we had't had even a single day without WiFi issues since we moved in when they mention " super fast WiFi " for the commercial, which is a big lie.

Also, if you still decide to live in one of the Quintain living's buildings, just expect noise all the time not only when there are events....

We regret so much for having 3 years contracts with them... But no matter what, you can't just leave or you will have to pay for 3 month's of rent for the penalty for nothing.

Especially before having a long contract, think carefully. I would not recommend..
I've met so many residents who mention the same issues and some of them actually tried to break the contracts but it didn't work etc.

I would say... Just avoid. You won't be happy

I’ve lived here for a year now, and I love it, my apartment is nice and spacious and is furnished to a high standard, the concierge and people around the building are really nice.
