Secluded location. Great breakfast. Great for walking north part of Offa's Dyke. Must visit Cusop church. Nice walk across fields to Hay and its bookshops.

The best stay in all our travels ever.
Quality and well thought out B&B.
Could not recommend this stay high enough.
Location is perfect for town accessibility or a stroll up the beautifully tree roadway.
The access given to a superb lounge and downstairs living was the best.
Note the quality of what is provided all top shelf products even a Welsh cake and biscuits on the table for us to share.
Karen and Adrian know how to do it and do it well, very homely.

This is a truly delightful place to stay in every way. Lots of choice in everything from breakfast berries to toiletries, generous hosts who have put a lot of thought into the extra details that make this B&B stand out above and beyond the competition.
And yes, it really is a very short walk into Hay. Looking forward to being return guests!

My wife and I have just stayed two nights and everything was faultless from the warm welcome on arrival until our leaving this morning. The location was quiet and secluded but with a delightful short walk into Hay on Wye by footpath. Probably 20 mins to the centre. Lovely choice of breakfast cereals, fresh fruits and yoghurts as well as freshly prepared cooked breakfasts from locally sourced ingredients and toast cooked to order. Also delicious croissants and generously large cafetières of ground coffee or tea if preferred. All served in a very comfortable breakfast room where beverages, cake and biscuits are available for guests to help themselves at any time. Our bedroom was light and spacious with very comfortable beds and beautifully crisp cotton bed linen, generous soft towels. Our bedroom had WC and basin en-suite with a bath within the bedroom.

Karen and Adrian made us feel so welcome that when we left after 2 nights, we felt we were leaving friends.

Fantastic B&B. It really is five star. Adrian and his partner have thought of everything. Here is a list of a few of the touches that will make your stay special: fluffy bathrobes and towels, crisp linen, fresh milk for (the huge selection of) tea and coffee, fast and free Wi-Fi, radox bath and shower gels, head torches to help you find your way back from Hay, friendly but not intrusive service, huge breakfasts (cereals, yogurt, fresh fruit, pastries), and even the use of cotton gloves by your server as she delivers your full English (or vege option). Lovely, quiet location, too; but only a short walk from all the amenities of Hay. Can't wait to stay again. Best B&B ever.

A very lovely stay here. I cannot find anything negative to say. All clean, comfortable, everything thought of for a very enjoyable stay. The photos are of a walk just 3 minutes away , a path which does go all the way to Hay

What a fantastic place to stay. Exquisitely furnished, immaculately clean, warm welcome and a lovely homely comfortable atmosphere. It doesn't get better than at Rosedale. From the little additional touches that make it all the more enjoyable including full size radox bath salts in 3 different flavours next to the beautifully big clean bath or the Welsh cakes and Barabreeth left on the dinning room table for anyone to enjoy. A beautiful full cooked breakfast. A definite 5 star 🌟 service and establishment. Whom could ask for more. Thank you so much for your hospitality. We will be returning as soon as possible.
