We have owned a static caravan on this site for the last 6 years.The site is very well maintained and has amazing views.The on site clubhouse does the best Sunday lunch in Borth and has a great soft play area and games room.
The beach and local shops are a five minute walk away.
We have made some great memories here and here’s to many more.

Love this place! We have a static caravan on site which is used to provide free holidays to families who may have been through tough times. As we are based in Suffolk this is only do’able with the support we receive from Lorraine and her team at Brynrodyn.
We often base our trips to mid wales here when we go mountain biking! It’s ideally suited as a location and the views are stunning!

Lovely clean site, great views. Fab club house immaculately clean. Serving food, great carvery & puddings. Showing sports on the TVs and entertainment in season. lovely freindly staff. Parking and lift. Well maintained roads around site which had tourers & statics.

Staff really rude, especially owner who I haven’t seen smile once whilst I was there. The pitch we were placed on had chicken drumsticks close by on the grass and they hadn’t cleaned the area at all. We went for a drink at the view and the owner came storming over and removed one of the others drinks even though he had Id and had shown it! Dog poo in the middle of road on arrival not very pleasant and also floors constantly flooded in toilets. Hardly ever any toilet roll and in all honesty I would avoid. Disgusting service

Awful site owners.

My family have owned several vans at nearby sister site Y Fron going back almost 60 years, with the most recent purchased and sited around 25 years ago, shortly before BYB took over.

It's not the newest on site, but it's always tidy, grass cut, windows cleaned. We took pride in Plot 44, our home-from-home.

We've had minimal dealings with Alan & Lorraine at BYB - bills always paid on time, and we've always obeyed site rules.

Our problems really started about 2 years ago when the van on the plot below, empty for several years, was finally sold.

When our van was sited by the previous site owner, we were told that the raised car parking space attached to our plot was ours. We've used it ever since. Alan & Lorraine would be aware of that as they regularly drive round the site. The previous owners of the van below would always park just below their van.

When this van was eventually sold to new owners, they were told by Lorraine that the parking space was theirs, which was a bit of shock the next time we came. We politely explained that she was mistaken, which they accepted, and that was the end of that.

Then mid-way through the 2021 season we had an issue with our gas oven which wouldn't light, although the hob was fine.

At Y Fron you can only use BYB's approved repair man, so we explained to Lorraine that we had a problem which he needed to look at. The next time someone stayed it was clear he hadn't been, despite being told it would be looked at ASAP.

After a few more calls he did finally come to look and decided the oven couldn't be fixed, and he couldn't access the pipes under the van to replace it. Odd, as the pipes were put in place when it was sited.

In the meantime it was disconnected, and a 'DO NO USE' warning stuck on the oven door - we still had a working hob & small electric oven so it wasn't much of a short term inconvenience.

A month later we had an issue with the boiler. Again we spoke to BYB's repair man who said he would look ASAP, but he didn't.

We left several messages asking him to call, and he never replied. Eventually, we had a message from Lorraine asking us to stop bothering him. So their repair man won't come and look, and we can't bring in a 3rd party.

At this point you start thinking that they're trying to get rid of us, but without actually saying it.

At the end of Sept we always renew insurance so that the van is covered for winter.

Insurance is also sorted via BYB Leisure who act as the agent. Lorraine had said earlier in the year that with the oven disconnected, we wouldn't be able to get insurance. We checked direct with the insurer and they said it was no issue.

Normally the bill arrives, we pay, and that's it for 12 months.

In Sept 2021 the bill never came.

We emailed Lorraine - no reply. We called to be told she was sorting it, and still nothing.

Eventually we spoke to the insurer who confirmed Lorraine had cancelled our 20/21 policy in the summer without our knowledge - so we'd been un-insured!

They arranged compensation & a new policy. Lorraine was advised but she never took payment, so we eventually paid the insurer direct to get cover.

The policy was around £90, but she'd inflated it to over £300 in the 20/21.

In Feb 22 we received notice that they wanted the plot cleared (for a fee).

We agreed a date to come & empty the van before the site was cleared.

As I now live nearby, I took my daughter down briefly to say goodbye to the van. Within 5 mins Lorraine started doing her usual lap of the site in her car. My daughter was heartbroken, as we all are. When Lorraine did a 2nd lap a few mins later it was clear she was waiting for us to go. Once we got in the car, she left.

My Dad drove down the next day to collect our things, only to find that they'd smashed the inside of the van to pieces with them still inside.

Just so you know what kind of people you're handing your money over to.

Hey Amelia,

I couldn't reply directly to your response to my 1 star review from yesterday, so I just wanted to say thanks for editing your stock response and claiming that you have no record of our caravan which has been on Y Fron for more than two decades.

Also, thanks for removing the 'Reviews' tab from the Y Fron page on Facebook in order to try and hide my rather lengthy but truthful account of how we've been treated by Lorraine and Alan. Of course, it's much easier to hide your reviews than just address problem... Luckily we did manage to say good bye to some of our neighbours in the surrounding vans, who now know exactly what's been going on.

Just in case you're unsure of which van was ours (and I know you're not...) I've taken the liberty of including a photo this time.

It's the van that somebody entered earlier this week so they could smash the interior to pieces while our things were still inside, despite having previously agreed to give us until Wednesday 9th March to clear our belongings. I believe you're clearing it off the plot today, Thursday 10th.

Again, I cannot stress enough that people should THINK TWICE before handing over their hard earned money to Alan, Lorraine and Amelia Lloyd of BYB Leisure - check out my earlier review for the full story.

Lovely facilties. Clubhouse is new with great food and staff are really friendly. We stayed in a friend's caravan which was nice. Not much space around the caravans and the roads are very small, feels very compact but overall lovely place with great views

A nice quiet caravan site within easy walking distance into Borth. Bus services and a corner shop. If you are prepared to drive there is some lovely country side and the coastal path is beside the caravan site.
