Truly awful experience. Nothing like planning your trip for months for the accommodation to cancel your booking with less than 48hours notice. Both us and booking.com tried to call and message Capital Residencies/B'Shan apartments (or whatever name they want to be called at the time) but no answer, no response on why they ruined our plans. We had two excited children looking forward to our trip, we had booked all our car parking, restaurants and trips around this stay. Awful awful awful company to deal with. Avoid this complete insulting sham of a business. I have to give 1 star as it won't allow a review with no stars.

Looking for a decent, honest deal for your vacation? You can really do better. We were relocated there literally the last minute , after we had paid and booked 4 months earlier in fitzrovia by Capital. Same company. There was nobody to talk with in person or telephone when we arrived to check in with two little kids waiting in the street for two hours. Then, they sent us a cab on our demand of course, and as if it was the most natural thing to do, the took us to a whole different accommodation in a whole different building, in a whole different area, Kensington. As if we had not booked and paid for a particular appartment, as if we did not care how we spend our money and plan our trip. Finally, after three ours we got to speak to someone who thought he was a professional, and he was maybe the owner, who said that he could give us the CHOICE to stay in the other appartment in the other area, or leave if we did not want to, full refunded. He said he did not care about anything else and ...sorry (not). He was rude and cheeky the whole time. Because we barked at him he let us stay overnight until we find something else to stay in peace. In addition, the appartment was dirty, with food residues from the previous clients, and most importantly with one less bed, and far from the area we wanted and had paid for.I would stay away...no stars really, just regret.

No receptionist. It’s listed on Snaptravel with multiple apartments available but there are no vacancies. I also witnessed screaming upstairs. The elevator isn’t functional too. I don’t recommend the service.

Awful experience! There is a leak in the corner of the roof in the smaller room so my duvet ended up wet due to the moisture coming down the walls. The hose attached to the toilet was also leaking so we arrived to wet toilet paper and had a constant pool of water on the floor in the bathroom and then to top it all off there were mice running around! Do not stay there...terrible

Great location. Big room, even if smaller than expected (photos are a bit misleading), and well-appointed (kitchen area, decoration, bathroom). But it's really just a room they offer: there is practically no staff on site, and no one is answering the phone. So, if you have a problem, like the room being pretty cold despite heating being set at 30C, there is no one to talk to. If you run out of soap, you're out of luck, or you look yourself in the common area cupboards. There is no regular housekeeping. And the lift doesn't work.

Good:
1. Location is convenient to tube and lots of great restaurants within walking distance.
2. Air Conditioning works really really well. Controlling the temperature is not explained to you. Pushed many buttons to figure it out. Small box tells you current temperature. You’ll need to use the larger box in order power the unit via the power button and change the temperature.

Bad:
1. Cheapest and most uncomfortable mattress I’ve slept on. Comparable to the bargain ones that mattress stores push during the holiday tv commercials for £99. The sofa bed mattress is closer to a camping pad than a mattress. Stained, lumpy, and far too thin for actual comfort.
2. Apartment, more specifically the bathroom, is run down and not very well cleaned. Grout and shower are dirty. Door frame is swollen from water damage.
3. There is no room cleaning during your stay. Only after you check out. Make sure to reuse your towels and save the earth—be a hippy. Also, don’t move the shower head too much or it will spray stray water streams over the shower glass onto your toilet paper. —nothing like expecting dry TP and wiping with a disintegrating wet wipe.
4. Mystery stains on chairs, blankets, and pillows. Brown and red colors. Gross.
5. Upstairs neighbors remind me of the cat who sprints through the house at 3am knocking everything over except here the upstairs neighbors sounds more like 2 kangaroos kickboxing in cage match from 1am - 5am every morning. Either that or they decided to rearrange the whole apartment every night after midnight.
6. TV remotes are strange. One remote runs on the tv in the living area and the bedroom. I loved meaning to turn up the volume in the living room and hearing random noises in the bedroom waking my sleep spouse. /s.
7. We ordered our Day 2 Covid tests to the residence. Royal Mail marked them as delivered but apparently no one works the desk here. We never saw any employees over our 4 day stay. Packages are just left on the desk, should anyone actually work, or the pushed through the entry door to stay on the foyer floor for anyone to grab. Which happened to our 3 Covid tests that cost £212. Someone stole ours. “Hotel” customer service was non existent to help us out with it. But that would mean someone would actually have to be working. The phone just rings and rings on the weekends. Wasted several hours of our Saturday when we could’ve been out seeing things. We missed our event that we wanted to go to see while sorting this out.
8. Don’t think of this like a hotel. It’s closer to an AirBnB except every AirBnB I’ve ever stayed in at least provided soaps for you to use. My 3rd cousin twice removed whom I never met would’ve provided a better experience. You’ll need to buy some at the corner store or bring your own. At least we spent a majority of our time outside of the…sleeping location.
9. Would I stay here again? Absolutely not. Do not recommend. Pick a hotel brand you recognize. We’ll be back to London, just not here.
