Following purchase completion on my property in 2021, I have now been receiving threats from the management company of my property of legal proceedings due to non-payment of the seller's debts. For fear of these legal proceedings and no apparent movement from Langley Wellington on resolving this, I now have to pay hundreds of pounds in back service charges, which should have been paid out of the Retention fund left by the seller. According to the rules, this fund of usually £500 should be kept by either solicitor for a period of at least a few months to allow for any late charges applying to the seller of a leasehold property.
In my case the Retention was released to the seller (-£8.86) within a month.
Within a couple of weeks other late charges were demanded from me with late payments fees added, as I followed Jim Cook’s advice to “absolutely not pay it under any circumstances” and his latest suggestion was that I should “be getting them on the phone and bouncing them up and down a bit”. Jim claims that the management company should be paying it out of their miscellaneous account, which they have no intention of doing.
I have shared my distress at the situation and had no constructive response.
The reception staff also deserve my gratitude for their professionalism and courtesy each time I made contact.
The bill was paid in full months ago, In my opinion this is very poor service and I would certainly not recommend Langley Wellington as professional solicitors.
