Save yourself weeks of stress and go with another firm.
After using Dean Conveyancing for a first time purchase in May 2020, I was pretty accommodating to delays (due to the pandemic and my inexperience as a first time buyer). I decided to instruct Dean Conveyancing on a purchase and a remortgage earlier this year for myself, I was happy with their quote, and a 14-16 week completion timeframe.
I sat back patiently for months - with little to no communication. I assumed that enquiries were being chased and tied up, I made x4 calls to their offices asking to speak with my solicitor, none of which were ever returned.
At this point, my parents were also starting the process of purchasing a property - I regrettably also 'recommended' Dean Conveyancing. Who they also instructed for their purchase.
The solicitor had lack of understanding of the purchase. There were specific reports that were required for mortgage offers, lease extensions and for re-mortgaging. When raising these queries (via email) the solicitor responded with a dismissive attitude. Later down the line, these issues were in-fact relevant and indeed vital to the purchase.
The last 4 weeks were honestly laughable! I think one of the funniest example was the day before completion: I received an email from the solicitor, titled:"SPAM Update". The email stated that not only had emails had been "diverted to the cloud" and "not into her inbox", but my emails had been considered SPAM... Now I can be forgiving of tech issues... But for a client who's been desperately seeking information for months on end - to suddenly be flagged up by the tech system as SPAM? All sound a bit fishy to me
With my mortgage offer from the bank due to expire within 45 minutes, I completed without a full report on the purchase and completed. (3 weeks later, I am still yet to receive the final report from Dean Conveyancing).
I have one nice thing to say: the staff members who I spoke with when signing my contract was really lovely! They were polite, friendly and understanding of my situation. *there was no sign of the solicitor anywhere* in-fact it actually felt like she was hiding upstairs... One of the oddest experiences in my life.
I don't leave negative reviews often, all people have good/bad days, and as a previous business owner myself I understand that people inside businesses can have good and bad days! We're all human!
However I feel so frustrated by the level of stress their service caused me - I felt compelled to leave a review for others as a warning: instruct this solicitor if you're after a competitive price - but be aware: you'll be left in the dark, and left in the dark for a very, very long time...
I would highly recommend them and would not go anywhere else. Ignore the negative reviews (which are not very informative anyway). If you want people who actually care about you then you won't regret choosing this business.
Ros, and the team (especially her legal secretary Carol) worked extremely hard for me, kept me informed and helped me along the process as a first time buyer. I had a preferred completion date and although it was tight, they achieved it for me. Wonderful service. Good rates too!
We ended up having to contact the vendor and purchasers in our chain to explain and resolve any queries as dean conveyancing seemed unable to convey the sale and purchase. Near grounded to a halt due to them causing issue after issue. Cost us 8k in stamp duty and 2k for their "services" save 10k go elsewhere guys!
During one of the craziest of housing markets, we felt very lucky to have this team on our side.
