Law and Lawyers

Law and Lawyers provided a fixed quotation. Upon checking the completion statement, I noticed that I had been charged more than the quotation - but had not been advised of any change to fees, let alone agreed to them (as our contract required).

This was raised with Law and Lawyers on the 20 May, despite chasing on several occasions I received no explanation or refund.

On the 16 July I shared that I would be referring the matter to Solicitors Regulation Authority, Legal Ombudsman and reserved my right to commence legal proceedings to obtain this overpayment.

On the 19 July I finally received confirmation that the overpayment would be refunded.

Furthermore, during the sale process, I found Law and Lawyers we're not good at explaining the sale process or what was required from me (this was my first sale).

I would not use again.

Law and Lawyers solicitors was recommended to me by a friend and I am very happy that I followed her recommendation. I was in contact with Sreekumar Narayanan from East ham branch, he is very professional and proactive. I never had to chase him as he always stayed on top of everything. Charges are very reasonable and service is first class. One of Sreekumar’s team member Anthony was of great help as he was always available and answered all my questions. It was my first house and I was very apprehensive but Law and Lawyers made the process seamless for me so I’ll highly recommend to use their services.

I am very frustrated with this solicitor firm for delaying 2 exchange and completion dates and we are still no closer to exchanging on a flat sale. This firm represents the buyer for my flat sale which is causing delays and extra stress to both their client (the buyer) and me (the seller). The law firm do not respond to emails, send duplicate queries over to my solicitor, respond to provided information a month after the information was sent, do not give their client correct updates , and have caused me to change removal companies multiple times because they raise queries the day before we are due to exchange!!! Absolutely appalling behaviour and reading the other recent reviews, this seems to be a pattern in the recent months!! Why does this firm think it is acceptable to behave this way, causing stress to all parties involved!! As a result, I will be making an official complaint , thankfully law firms are regulated by the Solicitor Regulation Authority and the Law Ombudsman which I can process a complaint through!!

I would like to give them less than 1 star on review. They was recommended to my by my Broker. I made mistake not to read comments about them, I trust them to work on my property purchase. People stay away from them, as them service is terrible, you have to call them constantly, as they not reply to emails. They only email you when they want payment from you. I complete my purchase on 01/04/21 and pay them full amount they ask for the service. However 20/06/2022 I received letter from council, asking me to pay them Notice of transfer, notice of charge, deed of covenant. £214.20 All this fees been already payed by me. Without this I can not get my service charge sent by Newham council until now. I send many emails to them (no reply) phoned them every week/ spoke to Director (he promise to solve this out, nothing done about this, no updates over the week since I spoke with director) My Next step would be, inform people and my local community about them in social media, so people know to be careful with them .

This was the first time we have bought so this is all completely new to us, we weren't sure how long things would usually take so unsure if we needed to chase things up. Multiple times the estate agent couldn't get a hold of our solicitor and had to request us to get a hold of them, which was difficult to get a response and at one point our solicitor had gone on holiday without telling us or leaving our case in the hands of someone else. Multiple times we had things sprung on us that we had to complete ASAP otherwise were told the sale wouldn't go through, they told us on the day that we had to send our deposit money over by that evening or we wouldn't get the house but as it was all so last minute we were unable to complete this request on time and things were delayed yet again. The complete date was supposed to be the end of July but ended up being 8th September, as our solicitor kept holding things up on our end. They requested we sent back our signed mortgage deed which we had already sent back weeks earlier so they misplaced these important documents. When we said where we had sent them, their reply was "oh yes we do have them". We will not be recommending Law and Lawyers to anyone. This was the worst possible experience and would put anyone off buying a house!!

Avoid at all costs!! L&L were acting on behalf of my buyer and were absolutely shocking. My solicitor could never get hold of them and they would lie constantly. They said the searches weren’t due back until the 7th September but I found out from the council they had sat on them since July! They delayed the process time and time again and as a result we tried to exchange 6 times without any luck. If your buyer is using them then do not proceed unless they find another solicitors. Thy are shocking and have no idea what they are doing

It was tough at first but since Sonya and Jiji stepped in, Law and Lawyers have been very responsive and on the ball… especially since the vendor’s solicitor has not been communicative. I’ve been very happy with their service since then and hope it shall continue.

Law and Lawyers is a very professional responsible, efficient and knowledgeable solicitor firm. A big thank you to Francis and Reshmi. Property purchase is always stressful, my wife I being first time buyers, were really worried. Reshmi kept us constantly updated during the key stages of our purchase, and her support and guidance helped put us at ease.

I highly recommend Law and lawyers, Francis and Reshmi, if you have friends/family who need to buy a house, please do choose this law firm, all their staff are very professional, responsible and patient, which made us feel respected. Overall their service was excellent! Thank you again!
