Fantastic location just outside the historic village on Conwy which boasts a beautifully preserved medieval castle as well as a quayside and many quaint shops. Family owned with a personal touch, felt welcome upon walking through the door!

Gym, hot tub, sauna and pool are open most of the day and evening every day and, for our stay at least, we had them mostly to ourselves. Room was beautifully furnished with a view over the hillside.

Highly recommended for a relaxing stay in a lovely corner of Wales, hope to be back before too long!

This was the most lovely experience. We stayed for two nights. Hugh and the staff were very helpful and welcoming. This is an excellent bed and breakfast experience. The spa is very nice. The food is excellent. Our room was very spacious and clean and had all the amenities we needed. Short distance to town. Very easy to get transportation. Can also walk or hike to town via Conwy Mountain. Conwy is small quaint town. The locals are very friendly and laid back. We thourougly enjoyed ourselves here and would come back and do it all over again.

Lovely quiet retreat. Hugh and staff most accommodating. Lovely swim in pool then relaxed in the hot tub. Evening meal was nice and had a quiet evening talking with other guests.

First I want to say it's a beautifull place and the house is very beautifull. It's an old house and you can see that. Things have to be modernised. Some things are not working very well like the shower in the room. They also didn't refresh the dirty towels. They hang it back like they are clean. Very dissapointing.
The spa is nice, but it's old. The swimming pool and hot tub are dirty and their is an dirty smell..
The evening meal was okay, but for this price far too expensive!!!
About the host he is very directly and things have to go how he wanted that things have to go. Sometimes he did that in a very rude way..
I think this place is not worth 5 stars.
My experience in total is 1 star and that is for the beautifull place and the clean rooms.

What can I say, I stayed here for a weekend visiting snowdonia.
The greeting was amazing.
The room was very nice but dated in my opinion.
The bed was not the best! Looks great until you look further!
The bathroom wow! Hot tube bath and double shower.
Swimming pool and sauna, spotless and very good.
Hot tub is lovely but not private enough for my liking.
They breakfast was nice, cooked well with fresh food.
The only disappointment for me was the service of breakfast one day was rushed and like cooked fast as the staff had other jobs! The bed not nice, the bathroom floor tiles broken and one of the mirrors broken and when I left, nothing like the greeting, why my 3* Not really what I expect for a 4* hotel on some websites.

Overrated!!

Picked Synchnant Pass Guest House for a weekend break in North Wales based on its location, facilities and reviews. We were allocated room 5, a double bedded room £150 per night with breakfast.
On arrival seemed nice although there was no shower in the room only a shower head and no shower screen which is disappointing because we had to use the showers at the pool area downstairs (not ideal and not mentioned prior to booking).
Mattress is uncomfortable.
A glass had broken in the bathroom which had. It been cleaned up properlyand we only realised this on our first morning when my fiancé cut his foot on a shard of it. There were lots of dead flies and ladybirds in the sitting area. We told Hugo who told us that he would have this cleaned up for us. When we arrived back at the hotel that afternoon we found more glass in the bathroom which we mentioned to Hugo. Hugo came up and inspected the room as did the cleaner. The cleaner informed us that there was a general issue with ladybirds so they have to use fly spray. The cleaner also told us that she had only been asked to clean the bath and no one had stayed in room 5 for a while.
We used the pool which was pretty grubby.
That evening I cut my foot on more glass found in the bathroom. Breakfast was simple but nice.
Hugo offered us £50 off our total stay which I am not satisfied with. Majority of the guest house reviews are good which was really disappointing for us because we feel the room rates are very overpriced for an under average stay. I don’t feel the rates justify the quality of the guest house and it’s facilites.

What does 5 star mean anymore?

What was supposed to be a 5 star accomodation with Spa facilities ended up being a fairly standard B&B with more than a couple of issues that make it hard to see how this place got it's 5 stars.

The rooms are perfectly adequate but very poorly sound-proofed and wind-proofed!, with every sneeze, footstep and light-switch-flip being clearly heard through walls and floors alike, and a very strong and chilly breeze working its way through the closed patio doors onto the patio area. Generally in a poor state of cleanliness (see picture attached of creepy-crawly in the provided cotton ball thing) cobwebs, dust and dog fur aplenty (at least I hope it was dog fur) the bathroom was enclosed behind magnetic cupboard doors and didn't have a shower, just a bath with shower attachment, but fear not, communal showers are available. (5-star?) The furniture is cheap and cheerful but nothing special.

The patio area was in major need of a cleaning (a theme that runs through the house), moss and mildew covered the walls and patio, that is where the tiles themselves weren't loose.

The 'spa facilities' comprise of a grimy pool in much need a deep steam clean, a sauna which we didn't brave and an outside hot tub that clearly hasn't been touched over the winter, the smell of mouldy and stagnant water was only noticable once sat inside it and my wife became quite ill shortly after we got out.

Such a shame, perhaps we expect too much... where are the 7 star places, because this 5 feels more like a 3.

Absolutely superb!
I booked this beautiful country house for a surprise 60th celebration for my husband. We were joined by family and some close friends. Everyone who came to the house was absolutely wowed by it. I felt proud to welcome our guests. The rooms are beautifully decorated, comfort has been considered throughout. There were 3 separate lounge areas which flowed into one, so everyone could find space for themselves whilst still being part of the group. There was a snooker / pool room, super kitchen, fabulous outdoor space with plenty for children to do and not forgetting the amazing swimming pool which was enjoyed by most of our group, a nice touch to have lounger seats around the outside too. I would imagine in the summer, with the fabulous outdoor setting and facilities available, this would be wonderful. We visited in early December and the house had a charm all of its own. Well located close to Conwy, also sat right on some lovely walks directly from the house. We would love to stay here again, we had such a brilliant time making lots of memories, if you are thinking of booking, do it - you won’t be disappointed. Thank you to the house owners who made us very welcome and made the booking process easy. Can’t recommend highly enough.
