LiFE Residential Royal Wharf Estate Agents

By far the worst estate agents going and not worth the hassle, avoid at all costs! At first they seem attentive and supportive, but once your contract is signed they will not do anything. Despite endless calls and emails, the estate agent did not resolve an outstanding electricity bill from the previous tenants and this ultimately went to debt collection, which we paid quickly to prevent any marks on our file, the landlord or estate agents. We chased for months to get the amount the previous tenants were liable for reimbursed and the £20 admin fee for the debt collection referral, the issue was finally resolved almost a year after initially raising this with the estate agent.

We raised numerous maintenance forms for things to be fixed in the apartment, in particular the front door of the flat as the mechanism to close door had broken, this was never fixed and made the flat non-compliant. Also, it took them two months to fix our fire alarm after raising this as an issue.

Finally, we have now resolved our deposit dispute which we took to adjudication as the estate agents had fabricated costs and were seeking £852 in cleaning bills and replacement costs, despite our requests for evidence and any compromise, they never did. The adjudicator ruled in our favour and deemed the costs unjustified. The £350 cleaning bill (coincidentally the same charge as the previous tenants) was unjustified and only the odd surface needed a wipe, £140 to change a washing machine door seal that only needed a wipe, £120 to change a lightbulb, yet no evidence was provided for the costs incurred or a contractor called to change a light bulb. Eventually we have now resolved this after months of dispute and got over £650 of the disputed funds returned.

After this experience of unprofessionalism, greed, lack of honesty and hassle of going through debt collection and adjudication, I will never rent with Life Residential again. They have demonstrated a clear lack of compassion or regard for others through predatory and opportunistic behaviour. I advise prospect tenants to look carefully at the reviews and only read those after the tenancy has ended, the experience is very different and there are plenty of negative reviews on other comparison and review sites.

Avoid at all costs!

The best agency in London, professional, efficient and caring. My agent Ethan is very kind and friendly, we had very good communication from flat viewing to contract signed and he is very responsive so that everything went smoothly throughout the whole renting process. I would definitely recommend Life Residential, and if possible, remember to go for Ethan.

My experience with Life Residential has been great. Fern has been on top of things in getting us the flat, and then helping us check in.
Though, the process has been smooth, we felt that the communication and response rate could have been better, as at times we wouldn’t know the current status of the the process or why it isn’t moving forward.
