By far one of the best estate agents around formby i would highly recommend

Started looking for a house in the Formby area in May 2021. Abode [Formby] were the best agent by far. Best range of properties, best management, and the best sales staff - consistently competent and constantly there for us.
As the owner/seller died in the process, the property went into probate and it took 11 months to complete. June 2022 and we're now settled and happy. Many thanks to Sue, Sue [no.2] and the staff. Very well done everyone.

Enquired about a £750,000 bungalow. They couldn't even be bothered to reply, even to tell us a sale was agreed. Estate agents like this will no doubt change their attitude when the market crashes and they don't have things so easy.

Rented through Abode for 2 years. Once took 6 months to get a health and safety issue sorted, which they only acted on once I threatened legal action and had to go out my way to email “higher ups” within the company.
Despite leaving the property immaculate got hit with £900 in damages, many of which would come under general wear and tear. Some I fully accepted but 75% were questionable such as £40 for uneven grass in in the garden in December.
Gave up my full £600 deposit towards the repairs as I could not be bothered disputing it around Xmas time.
Asked for an invoice or some sort of proof that the work had been completed for said damages and was told the state of the property is no longer any of my concern and that they would not be providing me with any evidence.
Abode Crosby, they will charge you for damages and provide no evidence that the repairs have been done.
Personally would avoid, have rented through other companies in Crosby such as logic and it was a much more pleasant, professional experience.

Absolute credit to the industry - clear access to a portal to track prospective buyers, offers etc. Sue and Mike in the office were both fantastic and have a brilliant understanding of the market. Would recommend!
