Passable properties but they’ll try to keep as much of your deposit as possible.

Had them for the last year as a student house in Roath in a property owned by a private landlord but looked after by the agency.

Good bits: not too expensive rent, ok quality house and reasonably equipped.

Bad bits: house wasn’t clean when we arrived and cupboard were still full of the last tenants stuff, there was painted over mould in most of the rooms which grew throughout the year and was never fixed by the agency, garden was an overgrown jungle when we arrived, the washing machine was knackered from the start of the year often spewing water across the kitchen and the agency wasted money and time trying to fix it rather than just replace it.

The worst bits: as I said earlier, the house was pretty grim when we arrived, thick dust and dirt on a lot of surfaces and floors plus all the stuff left behind. This was all photographed really well and lead the agency to send another cleaner to the house but she barely made any difference.
We were then charged £180 from our deposits at the end of our tenancy for “additional cleaner costs” once we’d moved out after we spent days and days cleaning the place until it was spotless with very little explanation or discussion from the agency. All of our pictures of the property and answers to their complaints were ignored and they stopped replying to our emails.

So all in all, rent with Amos at your own risk. The properties look OK but are pretty rough below the surface and you’re not going to get any repairs done unless you spend weeks chasing emails. Plus you’re not getting your whole deposit back even if you scrub your week away!

Nearly 6 months after tenancy has ended and they still haven't paid the council tax bill - says it all really.

I was left to live with a crack in my window for the whole duration of the tenancy (12 months), despite promises of it being fixed by winter.

Communication is awful - I've been renting privately for nearly five years now, this is by far the worst lettings agents i've had to deal with.

Honestly, just avoid them.

Lived in one of their houses for 2 years and always been very good at sorting any problems quickly and are easy to rent through - would definitely recommend to anyone!

We rented through Amos for a year after they helped us secure a student property at short notice. Staff are friendly, responsive and managed to resolve issues for us even through the recent Pandemic.
