Claire at rent smart in Burnley is an absolute gem . I am in a situation where I need to move ASAP and Claire was very understanding of this . Right from the beginning of seeing the property she helped me every step of the way . Claire went out of her way to take my anxiety away and made sure the process was quick but done correctly. She informed each time I needed to provide something and I now have the property I really wanted and liked . I cannot thank her enough she has helped through a very hard stage and now I can be happy again in my new rented property. Went to view a property yesterday, Rent Smart wanting 450pcm for a 2 bedroom terraced house in a roughish area, on a main road so noise issues, damp and mould in the master bedroom with big cracks down the wall, bathroom full of damp thats coming through the paint work. Where does the company get off over charging for this. Should be no more than 300pcm in it's current state. They hadn't even done a clean, 'sold as seen' they say. Disgusting, would you live like that?

Do not rent with these! Absolutely shocking just how much they don't help you. Even when getting the council involved they only reply to them. Ignoring tenants leaving me with no cooker no fire door rising damp on an internal wall for months. Money grabbing and their attitude towards you is disgusting. Avoid!

The website is well laid out and easy to navigate with clear text and photographs. There are not many properties on the website, this may just be because demand it so high at the moment.

Upon moving into our house my partner and I were immediately met by neighbours telling us awful things about the letting agency and how everyone left after 6 months due to this, almost six months into our tenancy and we have no intention of leaving. The information we were given couldn't be further from the truth, anytime we have had to call the agency they have been nothing but helpful and reassuring! Any work that has needed to be done has been done promptly. I now recommend this agency to anyone looking to rent.

Unbelievable unprofessional!

First of all, I have rented an unfurnished house through them. I'll keep it short, they rented it without an over/cooker. I asked for one as it is a law requirement (in order to be fit for habitation it needs to have the means to make food), when I showed them the paragraph from the law they stopped answering emails.

They did not forward the electriciy/gas supplier details, when I asked them to sort out as there was no power in the property, they were ofuscated and became rude.

The inventory was full of lies, all the walls and carpet were stained but in their inventory they received "good" and "very good" rating. The kitchen door was damaged and no light bulbs were there but none of the above was written in the inventory, everything was in very good condition.

The gas certificate included a cooker which was removed before I got in the property, making the gas certificate outdated.

The electrical certificate was done one day prior I entered the property but when I got there even the emergency credit was gone, hence I doubt the authenticity of it.

When I asked for the landlord details pitch black, no more answers.

When you ring them, they will not answer. When you email them you will receive an automated email. If you have a management issue a robot will answer and will hang up. When you ring their contractors when you have an emergency, they will tell you they don't cover that far.

I am very disappointed with them, I would never recommend them.

I had an appointment to view a house in Burnley today but when I went to view it there was nobody there. I phoned the office and a very nice lady gave me Abigail's number as she was the one dealing with it. I phoned and left two messages on Abigail's phone asking what was happening. I waited half an hour then left. I phoned again a while later and this time Abigail returned my call saying that everyone had been contacted yesterday and had their appointments cancelled. I told Abigail that nobody had phoned me and I had no missed calls or voicemail messages that day. Abigail said she would phone me back when she stopped driving. I waited for 3 hours then decided to phone Abigail again. This time she didn't answer, just sent a text message saying that it said in the diary that they had phoned and left a voicemail yesterday. I find this odd as I had already told Abigail that I had not had a missed call or a voicemail. I can only think that they must have phoned the wrong number. I had no apology from Abigail and can only say that this is very disappointing and certainly isn't the way to treat people.

Since I wrote my review yesterday Abigail has been more than helpful and apologised for her mistake of phoning the wrong number. She has been very helpful today, meeting up with me to view a property and doing her upmost to help me to find the right house. Thanks to Abigail for all of her help. I have now changed my review from 1star to 4stars. Much better service today👍👍👍

Absolutely disgraceful company. Gas in the house was condemned on Friday. They still have not sent anyone round to fix the problem. Leaving a particularly blind person and her 4 children without any heating pure disgraceful
