They choose the people unfairly. Back in the pandemic when they almost cried when nobody wanted any house
Now they choose the people by money criteria. If I can pay my rent ,the deposit , I can offer you very good references, guarantor and everything they ask for , why a person who earn more than me has the opportunity to take a house. I have almost 3 months trying to find a house and I am gonna end up in streets because of these agencies.

I don't have any words to express my thanks to Charlie for his great help. I accidentally locked out of my house along with my family on Saturday night. I started to panic, and send an email to Charles requesting help, he replied instantly and brought the spare key from the office within half an hour. Thank you Charles for your great help even in the midnight on a weekend. I admire your professionalism and being a great human being.
I really recommend Archbold & Edwards as they did everything for me in my tenancy process and beyond.

Unprofessional service and company.

I put an offer in for a property recently, which was 5% below the asking price. This is not unreasonable in the current market. The offer made reflected the value I attributed to the property, which is of course how anyone decides for themselves what to offer for a property. This offer was not put forward to the seller by the agent and I received a telephone call from Martin at Archbold & Edwards, who I felt tried to pressure me into increasing my offer before even putting it forward to the seller; he suggested that what I had put forward was too low and would upset the seller which "would not do [me] any favours". He said that they had also already sold this property for a higher price previously (that buyer had unsurprisingly since pulled out) and that as such my offer was unacceptably low. He suggested that this property was clearly "not for me". I explained to Martin that the higher offer was no longer on the table and that it was in any event put in at a different time when the market was better. Martin did not fully respond to this and begrudgingly said that he would put the offer forward if I "wanted" him too but said that it would be a quick conversation, indicating that it was unacceptable to offer anything below the guide price (the property was not on the market for OIEO). It is of course obvious that a buyer would want for an offer they had made to be put forward, otherwise they simply would not have made it. During my conversation with Martin, I felt under enormous pressure to increase my offer without the original one even having been tested. This was a direct result of the estate agent, and I felt his behaviour was both unprofessional and pushy/intimidating (presumably because he knew I was a first time buyer and thought he could get away with it). During the conversation, I did reluctantly increase my offer despite the first offer not having been tested. Thankfully, the offer was rejected, as I had immediately following the call regretted bowing to the pressure I felt I was put under by Martin.

In my view, Martin should have put the offer originally made, to the seller without question. He could then have returned if it was rejected to say that they did not accept the same, and at that stage should have politely asked if I would be willing to increase my offer. That would have set a different tone and would have painted him and the company in a professional light. Regrettably, that was not the approach taken.

Based on my experience with Martin, I would not instruct or recommend Archbold & Edwards to anyone looking to sell their property. His approach is off-putting to buyers. It is a shame that Martin let the business down as the other agents and Gurpage, who I understand to be part of their in-house finance team were professional and pleasant to deal with.

A super friendly team of people, with fantastic communication skills and really down to earth but professional. Quality customer service and the smile on their faces when you get your keys, shows their passion for their work. Highly recommend them to anyone selling. And if you happen to be purchasing you home through them, fear not for they keep you up to date and well informed. Wish the company the very best in the near and present future. Highly recommended

Archbold & Edwards are the best in the business. It is great to deal with a company who have such depth of knowledge and actually care about you rather than just looking for a fee.
Between the partners you have the best in both the local sales market (Martin) and the rental market (Charlie). Couldn't recommend high enough, they are a very professional company and always do what they say they will.
