All was fine at first. We had an open day where we were told they had booked in 10 viewings however only 4 viewings showed up. This made us slightly suspicious however we received a good offer and were told that the potential buyer had been properly qualified. 6 weeks later things had slowed down and surverys kept getting cancelled and we expressed our concerns to Alex and Simon that our buyer was messing around and wasn't committed or serious about buying our house. We were told not to "rock the boat" in Simons words and that we would potentially lose the house we were buying if we were to relist our property which was total rubbish and said to worry us. Alex also referred to another estate agent we were dealing with as 'cut throat and aggressive' which I thought was a highly unprofessional comment to make. After 4 or 5 stressful conversations with SB trying to pursue us to stick with our buyer we agreed. A week later their survey was done on our property and the next day the buyers pulled out saying that they couldn't afford building works they wanted to do.
We feel that SB could have asked more questions and addressed the number of red flags and concerns we raised with them along the journey to avoid us wasting 6 weeks of this process. There's no point in going into the ins and outs of what SB could have done and should have done because Simon does not agree with us and feels they have done nothing wrong.
We don't feel they are proactive with chasing people up in the chain and keeping us informed as a number of times we had to ring and chase them.
After our buyers pulled out we told SB that we didn't want to sell through them anymore due to the above reasons and we wanted to cancel the contract. Simon became defensive, rude and sarcastic over his emails saying that we were using them as a 'scapegoat'. His use of inverted commons add to the sarcastic tone. Simon told us we had to give 2 weeks notice as per the contract and we couldn't advertise our house through anyone else before this date. We asked Simon if he would waiver this period so we could get on with the purchase of our next house, being a family of 5 with babies we obviously want to get this process over with, and then we wouldn't leave a negative (but honest) review but he refused. He is unprofessional, spiteful and rude over emails and has even threatened to report us to our work and get solicitors involved adding to the stress and anxiety this is already caused our family. My partner wrote 'take care' at the end of his email and Simon accused him of threatening him!! Its laughable and paranoid.
I note from previous reviews other people have experienced the same.
I even recommended a neighbour to SB but they also weren't impressed with them.
I will continue to tell people to avoid this company if they want to avoid stress and rudeness.
It's a shame as we thought so highly of them at first.
Simon really needs to work on his customer service and attitude.
We can't wait to use someone else.
We recently sold our property through Silverman Black and would absolutely recommend them to anyone. We had previously bought our property through them, and that experience left us in no doubt that when it came time to sell, we would go with them again. The team are all excellent, providing outstanding advice and support, and constantly going the extra mile to help us. There were a lot of stresses involved in our house move, but our estate agents were never one of them. In fact, without their help the move may not have happened at all! If/when the time comes to move again, we won't think twice about using Silverman Black.
