Stayed here 4 years in a row whilst we visit family. Excellent place to use as a base relax and unwind. Perfect place run by perfect hosts.

Nowhere on their website did it tell you about the tortuous, narrow and steeply uphill track to the place. The foliage imposed on the track and i was scared to deathe the paintwork on my vlassic car would be damaged. Had i known, i would never have booked the place. The accomodation was ok, if very dated and tired decor wise. The lack of drinking water at all sinks was also poor. Would not recommend to anyone I know.

A lovely weekend here in this beautiful farmhouse. Good, well laid out facilities with lovely views and good selection of bird life. Access road might be a bit challenging for the faint hearted but manageable. Great playpark for the kids nearby.

If you enjoy walking cycling and outdoor activities ... I recommend you go and stay at Tippett Farm.. Nestled in the hills above Waterfoot you have great access to the South Pennines way and for horse riders you have great access to the Mary Townley loop and other bridle paths ... there are spectacular views from the hills.
Your Hosts Wendy and John are warm and welcoming and have a great knowledge of the surrounding area ... they made us very welcome during our stay ... that we can't wait to visit again .
The property is self catering and is well equipped with all you need.. If you stay in one of the rooms at the front of the property you will wake up to fabulous views every morning... even from the living room you still get the panoramic views..
There is ample parking to the front of the property ... and a small patio to the rear where you can enjoy breakfast each morning...
The property sits in a little micro climate with well maintained gardens that attract an abundance of wildlife and birdlife ... You have spectacular views of the hills around the property... if you wish to stock up on essentials , you have only a short walk to the liocal amenities ...
