Absolutely fantastic place. Big Thank you to Gail and Jerry. You made us feel very welcome. The cottage was very well equipped, comfortable and clean. The additional facilities such as the games room and hot tub were very much appreciated at the end of an eventful day, be it Zip World, long walks, kayaking or just strolling around some beautiful villages. The cottage is situated in fantastic settings overlooking beautiful Welsh hills. The only thing you hear when opening a door or window is bird song or sheep, Our dog loved the gardens, So much so, I’m sure he thought we had moved to a new home. fantastic getaway.

Nightmare Weekend!!
I looked forward to a luxurious relaxing weekend with great friends. What I got was the most uncomfortable and intimidating 17 hours. The male owner stood over us 6 ladies while we were in the hot tub and told us we were not welcome as we had no males with us and he didn't allow single sex bookings. Our other mistake was enjoying a long over-due catch up as a group of six friends from north and south Wales. We hadn't realised that the hot tub was out of bounds after 9pm and we were still enjoying the views and good company at 10.15 when he came out and confronted us. We had to ask him to give us a few moments of privacy as we are 50something years of age and his presence was intimidating.
Things got worse as 9.30am he knocked on the cottage door and demanded that we all left within the hour!! We phoned the holiday cottage agents who couldn't believe his unreasonable behaviour. They immediately offered us a refund of their agency fees but this was nowhere near the £630 that we had paid for 3 nights stay.
We were determined not to let his aggressive intimidating behaviour ruin our long awaited weekend away and managed to find a cottage 40 miles away. We left just after midday after he had checked over the cottage which we had left spotless apart from a shower gel mark on one of his bath towels. He charged us £17 for this towel!
This was a very upsetting experience which thankfully ended in us getting a full refund from the agent. Please do not book this cottage!!

Wonderful location and perfect hosts. It's like a home from home and the accommodation is spotless. Perfect overall. New games room is fantastic. We will be returning to this special little space. Thank you Gail and Jerry! X

Nightmare from start to finish.
Definitely would not recommend.
On the first morning I was woken up at 9.30am by the owner banging on the door demanding we leave within the hour as we had broken the terms and conditions of the booking. He was waving some paper at me which were the booking terms and conditions.
As an all female group of 6 mature professional women it turns out we were suddenly not welcome? Yet they had allowed us to stay for the first night. It transpires the terms and conditions states all female groups are not allowed. Obviously we had not read them yet the holiday company did not actually ask the all important question, “is it an all female party?”
On arrival we were not turned away by the owners.

It also turns out we had stayed in the hot tub longer than we should have on the first evening.
On the first evening at 10.15 pm we were rudely asked to get out of the hot tub as the curfew was apparently 9.00pm. Since our booking they now state this on the holiday company web site. Shame they did not list the rules on the booking page before we booked.
The owner told us he would throw us out if we did not get out of the hot tub right then as he had done it before.
He went on to explain he had no issue with throwing us out as it was his property and he had done it before.
How he was able to know we were in the hot tub was because their property is less than 10 feet away.
He stated the holiday company would back him up THIS TIME because they do not allow all female parties.
Shame we were not told this when we booked.
It now appears the holiday company have since amended their booking page. At last, as we would hate anyone else go through what we went through.

In the weeks prior to the holiday we did not received a welcome pack in advance although there was a book of rules to read on our arrival.
Not the first ‘to do job’ at the start of your holiday weekend.
The so called private hot tub is less than 10 feet away from the owners house. What you cannot see from the photos is that there are 3 connected properties so people can walk past you in your so called private hot tub.

They were extremely rude and although they demanded we leave, were not prepared to part with the £630 we had paid for a 3 night stay. What a cheek.

Obviously the holiday company realised we were treated badly and we had a full refund within the week.
We did not do anything wrong other than innocently book a weekend away and not take our husbands.

What a cheek.

The one star is for the beautiful Welsh countryside.

Another point to make is the name change. With the holiday company the accommodation was called Red Kite House. Not sure why there are different names for the same accommodation???? Since our review it appears all the photos have been taken off. Is there going to be another name change?

Not what was expected! ... hot tub is communal and is basically in the owners back garden not at all the "private surroundings' you would expect. It also boasts about a enclosed garden that is not much use for pets as one of the rules is that dogs must be on a lead within the garden as they have pet cats, so if your dog needs to do its business in the middle of the night it means popping its lead on and doing the small walk to the back field (not ideal at 12o'clock in freezing rain).

What was most disturbing/weird about our stay was on our 2nd morning of the 3day break there was a mild storm that the owner seemed to confuse with a WW2 bombing raid. We was awaken at 9am from knocking on the door which at this point was normal considering the owner although for 'OK' reasons had already knocked 11 times just on our 1st day, as we was still in bed we ignored the knocking until 15 minutes later he was back and sounded like he was trying to kick the door down. My girlfriend who at this point had already got up was first to the door and when she opened was startled to hear the dramatics from the owner shouting at the top of his voice "THE TREE'S ARE COMING DOWN!, THE TREE'S ARE COMING DOWN YOU NEED TO MOVE YOUR CAR NOW!" i put my shoes & coat on to go and investigate and was met with no fallen tree's and at a push a strong breeze. Once we had laughed for a good 15mins at his war re-enactment we decided that this was not the place we was going to get the relaxing, PRIVATE break we had booked for so we packed up and left a day early.

There was loads of other smaller issues with our stay but the 2 above will probably give you a overall idea of what this accommodation is like

Immaculate cottage. Hosts friendly.

Grounds very well maintained.

The owners obviously put a lot of thought, effort and money into the 3 cottages.

There are house rules, however these basically sumise into, the cottages are for couples and families (thus not all adults on a drinking weekend) so please be considerate about your neighbors.

The previous review from the guest prior to us regarding the falling trees should be ignored. Trees fell, storms blew, the owners would have been negligent if they didn't advise them to move their car!

About the hot tub.
It's a good size, good temp, 37C.
Good jets!
It's in a cornered off section of the courtyard. Offering lovely views. The privacy could be better (even adjusting for the fact the normal pot shrubs had to be, sensibly, moved due to the storms)

Games room is a great bonus facility. Bit of darts / table tennis / pool added a bit of fun.

Top tips:
Take flipflops if you have the hot tub!
TV in hayloft doesn't have a HDMI port if you take your own laptop / fire stick.
There is a cafeteria. (Essential item imho)
Internet good enough to stream live shows (not a given in rural areas!)

What a disappointment to meet a host like Jerry! Unbelievably rude, he was swearing, YES swearing when I pointed out his excessive behaviour. We have been in many holiday properties and never met such a rude character, he could not stop from swearing on our way out, "get the f__k out'' and many others. I could not believe he was the host. He is a very frustrated small man calling his own place "a f-----g place"
He came to us when we had dinner and shouting asked me to go with him in the games room, where he pointed out that while the kids have played darts they have missed the board and hit the wall. Well, the point here MR Jerry is that if you do not want to have the risk of the wall being hit make a note there that is only for professionals or have it removed completely. I can see from other previous guests that this is not an isolated situation, it has happened before.
While the property is well located and nice, I would strongly advise to avoid this host.

Wow! Where to start? Immaculate and very well designed and furnished cottage. A lovely host. A fabulous outdoor hot tub and a very well equipped games room. Can't recommend this place enough. Fantastic!
