the representative from Atkins informed us that
bills were included in the rent. However, when we
were sent the tenancy agreement it stated that
they were not. We then asked Louise (the owner of
Atkins) for clarification and she said that the bills
were not in fact included in the price. She even
admitted that her company was in the wrong by
stating "I am also extremely sorry that my
colleague advised you that bills were included"
We asked for a refund of our deposits that we had
given to Atkins on the basis of bills being included
in the rent amount and she refused. Quite simply a
con of a letting agency that everyone, tenant and
landlord alike, should avoid under any and all
circumstances.
Also charged £250 as “cleaning fee” for a house that was already cleaned, luckily we won the dispute with the deposit protection scheme, but was a complete waste of time and effort just because Atkins wanted to steal £250 from us! Completely unreliable, unfair and dishonest!
AVOID AT ALL COST
If you are a tenant please read the reviews they all true.
They only having 5 stars from landlords or their families not single tenant had a pleasant experience with them.
They only care about landlords and they don't care about the tenants, if you report a problem they sort it a weeks after . Had full week without heating and hot water when it was _5 outside they didn't provide us with source of heat all that time and when I had to buy one they didn't even deduct it from the rent.
And when it came to have my deposit back they deducted 35 pounds for what they said shower tap broken, it wasn't broken it's just missing a screw and it's been like it before I've moved in. Obviously they didn't do their inspection before letting the room out .
Just avoid them I really WARNED YOU ALL.
Paid holding deposit and had all paperwork signed and sent within the same day of viewing. Property "removed from market".
2 weeks of foot dragging, constant chasing, passing the book, finger pointing and false promises and assurances, and the property had "gone.".
The landlord probably got impatient waiting for these clowns to do anything at all (2 weeks later, not a single reference check had been completed, by the way. TWO WEEKS.)
Can't really blame landlord for taking matters into his own hands.
I have to wonder if Atkins even spoke to the landlord at ANY stage of my application?
I can't imagine they did. Or if they did, they had the worlds' most patient landlords as they sat around dealing with their excessive foot dragging.
Long story short:
AVOID. At all costs.
Please do not make the same mistake I and many others have done. The reviews posted here are not exaggerating, this honestly genuinely is an abysmal agent to work with.
