Stayed there in October. Fabulous value for money given its location. Very clean - my arachnophobic friend scored it a zero spider zone, wonderful staff and great free breakfast. Lovely, will be booking again.

Cheap and cheerful Very much a basic no frills hotel. Don't expect a full fry up for breakfast, just toast and cereal plus coffee or tea. However, all were adequate for what we wanted and provided you aren't expecting the ritz, you'd have a nice stay.

I've stayed at Avoca around seven or eight times in the last five years, owing to the perfect location and the reasonable rates, and I've never had any issues. It's nothing fancy, but it's the perfect way to slot into the gorgeous Edwardian history of Belsize Park as the architecture on the inside is largely as original as that of the exterior. The rooms are spacious, and the breakfast room is of ample size too. I have always been impressed with the polite nature of the staff, and they are quick to accommodate any changes too - I recall one occasion where I had booked a double room for two of us for five nights, and we had been upgraded to a family room. I can't complain!

Very nice small and quiet hotel with very friendly staff. Rather old and almost perfect for the price of 66,- € a night, but not working bedside lamp and broken toilet brush. Nevertheless 4 Stars!

We had a very quiet stay at this hotel. The room was really authentic and clean. The guy working there was nice and helpful.
Would have been 5 stars if we could have turned off the heating system in the room that was a little warm.

This is a "no frills" hotel.
The rooms are old and a little tired but nevertheless clean.
The bathroom had an actual bath with shower above, but you couldn't actually have a bath as there was no plug.
Nor did there appear to be WiFi.
Breakfast is cereal and toast.
Service is very good. Helpful and cheerful.
Good if you are on a budget.

Avoca House Hotel is a diamond in the rough located in a high-end & gorgous neighbourhood and close to several bus and underground stations. It is a very basic accommodation with huge potential (we do hope that the owner of this propoerty reads this review and hopefully decides to invest in it for a more maintained look&feel). Rooms are very clean, beds are comfortable and breakfast is basic but the THE real thing that makes this place special and fills it with attention and care to customers is Rohan, the house manager. This guy is absolutely amazing and did his utmost to make us feel comfortable and happy during our stay (with the available means, of course). We will definitely come back especially because of Rohan. Unforgettable special person that ensures an unforgettable stay.
