I stayed as part of a group of 8 cyclists, we were made very welcome, bikes parked in a secure building round the back. Excellent breakfast. Close to centre of the city, easy walking distance. Lovely room. Recommended.

Reviews for this place, on Google Maps and TripAdvisor seem amazing, however my experience didn't live up to the expectation.

Firstly checking in was bizarre. Pressed bell. After a few moments other guests came to the door and let us in. We collected room key from table. All very strange. Owner no where to be spotted.

I stayed in room 6, a small twin room for one night. One of the beds was particularly noisy, and had a headboard which wasn't attached properly to the bed. Bathroom was cheap, especially the toilet seat. Shower was nothing special.

Breakfast again was nothing special. Full English was presented on massive plate, but there was not that much of it. Bacon was overdone, wasn't provided with toast, and was never offered a second mug of tea.

Not a terrible place, just nothing special. Possibly I was just unlucky.

Would look elsewhere on a future trip to Lincoln

We originally booked Saturday night but then added Friday night to the booking ,and they couldn't of being more accommodating. The hotel is lovely ,clean ,and the breakfast menu is lovely.We would definitely recommend this hotel and we will be back . A professionally run B n B with lovely people.

Lovely and cosy guesthouse with a real warm welcome. Under new management, and they're clearly keen to make it work. The conservatory is a plus, breakfast cooked to perfection, location good for getting around Lincoln - would happily stay there again!

Excellent place for couple and groups . Under new management ..and changes you can see strait one doorsteps.
Nice atmosphere and great choice of breackfast . Great conservatory with table and coffee and tea and small wash hand and small TV with DVD combo. Rooms for groups and families in great earia near by uphill par of town as well close to all town attractions .
Clean welcome and very peacefull place walk-in distance to Commons with horses. Not allow pets it's only downside ,pls correct me if is no longer a case under new management .

Under new management this place really shine with all potential.

As a cheap, conveniently placed and essy to find B&B it did well. The room was neat, warm and tidy, and the bed was clean. Parking provision was good if you got there first (3 free permits) but if the place was full during the week some would be disappointed

I booked in late on a Fri so I shouldn't have been surprised that the 'welcome' procedure was a bit hit or miss, as attested to by some fellow, puzzled-looking guests but we each found our way to our rooms in the end (it's two houses conjoined).

You're pretty much left to your own devices until breakfast and the breakfast options were reasonable and well prepared.

Came away for my partners birthday. The perfect place with a lovely atmosphere. Fantastic relaxed, comfortable stay. Steve and Elaine are very accommodating, warm friendly people. We would definately go again. Lorraine and Dave 😀

Amazing B&B, spotless room and a lovely full english breakfast. These people went above and beyond to make me and my 2 year old son feel at home. I would highly recommend.
