A great location for doing nothing in a large barn conversion that comfortably sleeps 8. Large rooms throughout and a modern kitchen. Plenty of walking around the fields, or a 10 minute drive to the local town and a Sainsbury Local, Asda and Morrisons. Castle Howard is 10 minutes in the other direction. Gated garden and driveway so we could let the dog out and knew she wouldn't disappear. All bedrooms are a good size, 3 double and 1 twin. Child gate available, WiFi which was very reliable and quite fast. Very clean, would definitely recommend.

The luxury ends at the front door.

Stayed with family (6 adults) in July, celebrating a special birthday.

The Barn building itself is great and sat within lovely grounds, secure for dogs, private and has amazing views over farmland. The renovation on the Barn (completed some time back given how the plants have grown from the pictures online) was done to a high standard.

The building has a large kitchen, dining room, lounge and 3 bedrooms; one of which has a follow-on room with 2 single beds. Its ideal for 6 adults, i.e. one room per couple but not 8 adults.

The Barn is accessed via a long and bumpy drive (not great for low cars), the signage to the Barn could be clearer.

And that’s the end of the positives. All of the following comments reflect the totally appalling cleanliness of the Barn and the quality (lack thereof) of the very old furniture. A complaint has been issued to the cottage booking company that we used.

Cleanliness: Not a covid secure clean. If you look at other reviews on the booking websites for this Barn and look back you will find similar issues have been raised in the past.

Bathrooms were dirty (filthy stained toilets, taps, showers, bath). Plenty of cobwebs in the bathrooms (all dusty, been there for a while) and the shower attachment for the bath itself did not work.

Cobwebs, dead flies (plenty, not just those that died on our arrival day) dirty windows, filthy doors, fridge not cleaned, washing machine full of “gunk” and plenty of left-over food under the couch cushions!

Bedding: BLOOD STAIN!!!! And separate dog stains on one of the single beds that we did not use. TOTALLY UNACCEPTABLE.

Other Cleaning: Dining room chairs covered in dust (& ripped to bits) and the sofas were appalling. Contained lots of bits / food underneath.

Furniture: very old. The sofas in the lounge offer no comfort, not at all a “luxury” selection. The mattresses too were old, offering no support and winter duvets were left in the bedding – why in the summer? Pillows on the beds were just awful – an A4 sheet of paper offers more support.

Other elements: Crockery, was an odd selection of Christmas wear, Cuban placements (why???) and heavily scratched ikea plates. Non of which screamed “luxury”. Thankfully the private chef we booked for some meals had his own crockery!

There was no hand sanitiser on site which is poor given the current covid wave of cases.

So, you may be asking why didn’t we just leave? Well we spent much of Sunday and Monday cleaning the core elements that needed correction, eating into our holiday time.

We did bring these matters to the attention of the owner (via whatsapp, with pictures) who implied that I was to provide a solution for the issues. I was, quite frankly, expecting him to offer a solution, to visit the property or even bother to pick up the phone. I responded to the owners response informing that I was very unhappy that we had to clean the cottage and that I would be making a complaint – he failed to acknowledge or respond to this – that was his opportunity to act and put things right.

I would NOT recommend this Barn nor stay here again.

Lovely spacious holiday home for a family break. Good for visiting Castle Howard and North-east coast. Turning off main road onto bumpy farm track is easily missed.
