Lovely location and building, but sadly no more than utilitarian rooms and no pizzazz. Everything was clean, so no complaints on that front.

For the price, we were disappointed that equity it was entirely functional had no hint of luxury. A soap dispenser on the wall in the bathroom, the toilet roll dispenser was loose, the mirror clean but very aged, a small (over-heating) hairdryer, a bathroom partitioned from the original bedroom meant neither were generous.

Access was easy through the credit card style key and ask the staff were friendly. The breakfast fitted the description, appeared to be bare minimum to do so. Thr feel was if what had once been a grand house, solidly converted in the early 1980s and maintenaned properly since then.

Acid test - would I stay again? Simple answer, unless it was traveling alone for an overnight expenses paid business meeting I was attending nearby early the next morning, no.

Large comfortable room, very clean and well supplied with soap, shower gel and towels. We didn't have the full breakfast, as neither of us have breakfast usually and you have to pre-book it. On this occasion though we both were hungry and they were happy to do scrambled egg on toast for us. Friendly and welcoming with a good service. There is a parking space behind the hotel which cost us £9, but as parking is so difficult in this area it was definitely a bonus. The hotel consists of two buildings and are both listed with stunning architecture inside and out. The entrance is a bit awkward to enter and we missed where it was at first but that is our only small niggle about this hotel. Would definitely recommend this as a place to stay.

The room was small, but we had booked a small double, so it was to be expected. It was clean and the location of the hotel is great. A short walking distance from Clifton Village. Lots of lovely places to eat, shop and drink. It's a wonderful part of Bristol to visit.

Let’s start with the positives: Staff was very friendly, and the room was clean (although, it could do with some TLC, as especially the walls had quite a few scuff marks and damages).
Now the bad things: I had a question before arriving, as I was sent an email from the hotel about their arrangements especially regarding breakfast (we come back to that later), and was asked in that email to call back. It stated that the office hours are 15:00 to 23:00 (the same as check-in times). I tried calling several times, but only reached an answering machine, telling me that the office hours are 3pm to 11pm (which I knew, and I called at 5pm, 6,pm, 7pm etc). With my second call attempt, I left a voicemail, asking for a call back, but I never received that call. Eventually, a few days later, I tried calling in the morning (think, it was 11am) and to my surprise, someone answered the phone.
In aforementioned email, the hotel was asking to pre-book a time-slot for breakfast, and was saying, that the reason is their “commitment to waste reduction”. Further, they wrote that “Guests without confirmed reservation or who miss their time slot are not guaranteed entry to the restaurant. Reservations without food pre-order will be subject to up to an approx. 25-minute wait time from the point of order. Croissants and smoked salmon will be available on a first-come, first-served basis only.”
Reading this already annoyed me, when I phoned, I was informed that I can arrange breakfast upon arrival. So I asked again when we had checked in, but I was told clearly, if I don’t pre-book, and don’t decide the evening before what we like for breakfast, there would be little chance to have breakfast. We were travelling with my 3-year old son, so it is not really predictable, what time we can have breakfast, but also, when I am away for a weekend, I expect to have the freedom like in other hotels to wake up without an alarm and choose my food when it is time depending on my appetite.
I do understand, that smaller B&Bs sometimes have to make arrangements like this, but I don’t expect this for a hotel of such a size. In my opinion, the main reason behind this may not be waste management, but cost reduction.
Finally, we could hardly find sleep due to the noise form the street (which was mainly people shouting and laughing, probably drunken). This is not the hotel’s fault, however, having only single-glazed windows is.
I would accept all of this (reception hard to reach within office hours, inflexible meal arrangements, noise), to a certain extent, if the price for the room would be much cheaper, however, for the price we paid (and we booked early, more than half a year ago), I expect a much much better service. Sorry to say, as much as we like to support independent businesses, but next time I will consider a bigger hotel chain, where you know what to expect upfront.

Great location. Great value. Exceptionality clean and tidy. It will be great when the restaurant reopens properly beyond breakfast.
