Enjoyed a mini-break in this lovely house. Very quiet and peaceful while also being within easy walking distance from the Pavilion and town. Massive bath and toiletries provided. Spacious room with a balcony overlooking the garden, and a very comfortable bed. Loved the pannelled staircase and the arched doors.

Great, plentiful breakfast, I especially enjoyed the tasty sausages. Tony, the owner, really cares about his guests, and he was happy to provide first hand information about the local amenities and make recommendations about interesting places to visit. Really felt like we'd had a holiday.

This review is difficult to write as it has two distinct parts.
The owner Tony is the most nice, accommodating host we have ever had. Tony goes out of his way to help his guests in any way, such as local information, breakfast options and helping exiting the house car park. Tony even prepared us a packed lunch for our Offa’s Dyke walk with no extra charge. On the downside (sadly needed to be added) is the condition of the house and rooms. At this stage the house somewhat looks like in the middle of renovation with building material all around the main hall and not very clean. The rooms and kitchen (where we had our breakfast) needs urgent fixing and renovation (including replacing the mattress) . Carpets are old with significant wear, upstairs there are carpets with colour marks. In our bedroom cupboard there was an old big TV screen inside and it wasn’t very clean. There are small broken bits in the decor and the bathroom really needs TLC.
Overall we have enjoyed our stay, thought we wouldn’t have booked this B&B if we knew the real house condition. Unfortunately it looks previous guests had the same dilemma as we have, reporting the real house condition vs a great host and choose to emphasis the later in the reviews.

I stayed at Roseview for three nights. My room was spacious and very comfortable with a huge bathtub to relax in after walking all day long. Breakfast was great and Tony was happy to provide a packed lunch for free. He is the perfect host. Nothing is too much of an ask for him. Throughout my stay at Roseview he was very attentive and helpful. Tony went above and beyond to make me feel comfortable and welcome. I would definitely recommend staying here.

Lovely homely feeling at this B&B. The owner took time to make a phone call to us on the morning we were heading to Rhyl just to ensure we would know exactly where the entrance was as it is slightly hidden as you approach. I found it with no problem after being given the extra instructions.
The B&B itself is in a converted house, the room I stayed in was an extremely good size, there was a balcony so was able to simply pop out when smoking. The spa bath was relaxing and having a large shower was great too. I liked the breakfast a lot. My hope is to stay here again, it was simply brilliant!

We have just spent 2 nights at Roseview and have thoroughly enjoyed ourselves. The room was large and comfortable, breakfast was enjoyable and very relaxed. Tony, the owner, was the most entertaining host we have come across, having visited quite a large number of B&Bs around the Rhyl and Prestatyn area.
Like other reviews have mentioned the house is quite unique but is in need of some attention so as not to detract from the wonderful experience of spending time at Roseview.
Nothing appears to be too much trouble for Tony in order to please his guests. He makes calls the night before visits in order to make sure you can find Roseview easily and goes on special shopping trips in order to meet clients personal dietary needs.
On returning from a day's cycling on the North Wales Coastal path we found a bag of cookies in our room and shortly afterwards a quiet knock on the room door revealed Tony holding a box containing cream cakes.
Don't be put off by any of the negative comments in some reviews. A visit to Roseview will leave you refreshed, relaxed and amused.
Will we go again? Almost certainly

Stayed here a few weeks back and the experience is nothing like any other run of the mill B&B. The owner made sure that I could find my way into his driveway (since it was dark when I arrived) and could not do anything more to make sure all was well.

In the morning, an excellent well prepared full English was offered with further information about the local area.

No issues with the location, room, breakfast or price. If you want to feel more than just a fly by night guest, use this B&B. Well done Tony!

Quite nice decor and atmosphere but shabby. Felt a bit conned. Over priced accommodation experience. Awkward to park nearby. Charming neighbourhood. Interesting building.
Flaky paintwork and flaking on inside pillars, some stains on carpet marks on walls, wall paper lifting off, scruffy decking on balcony. I don't think the friendly owner realised how his manipulation (with the changing of booked rooms and altering our agreed breakfast times, etc) impacted on our plans for holiday experience.
Beds very clean and comfy.
Really want to give 2.5 stars, but kind.

My son booked and paid in advance. On arrival day, room "not ready" and they noticed downstairs and outside a mess! Kitchen unkempt, dirty. They demanded to see rooms. Horrible! They asked for refund and booked elsewhere. To date still not been given their refund. I went round yesterday, no one there. The property is virtually derelict, yet pictures still on Trivago and other websites as used to be. Honestly, trading standards need to close him down.
Recommended locations
