My Experience with L&Q till date

1.I had sent enquiries for a few properties through Zoopla / Rightmove (several times) but never received any response
2.Later tried calling on the board line number and was put on hold for more than 30 minutes but nobody seemed ever to be available
3.Finally sent a message through facebook and received a response
4.After 3 days of exchanging facebook messages I was finally able to talk to someone – an agent called Gemma White contacted me almost 7 days ago
5.On the phone the agent took all my details and confirmed that I would be eligible for a property at Royal Wharf at Pontoon Docks
6.However last week there were no appointments available. I had mentioned to the agent that I need to move by 4th April 2018 and therefore need to secure a property urgently.
7.Yet there were no morning, afternoon or evening slots available to view a property and neither was I allowed to pay a deposit before viewing the property.
8.An appointment was finally booked for Tuesday 27th March 2018 (I have email confirmation for the same) at 6pm
9.On Monday 26th March 2018 when I emailed to confirm, the agent informed me that my appointment could not go ahead because there were other appointments taking place (strange since this was confirmed last week, if this was the case it would have been better if I had been informed by the agent instead of me having to reach out to the agent)
10.Later the agent rescheduled the appointment for Wednesday 28th March 2018 at 6pm
11.Today (28th March 2018) I emailed the agent in the morning and then called up on the board line number. I spoke to Gemma’s colleague and reconfirmed the appointment with her (4 times) and her colleague informed me that there would be somebody available at the property at 6pm.
12.Gemma later emailed me with a confirmation for the appointment for 28th March 2018 at 6pm and the contact number of the two agents who would be available on site – Emre and Ricardo
13.Since the DLR was on strike, after leaving from work early (at 5pm) I took an uber to reach the site by 6pm
14.Upon reaching the site Jack (who works for security and drives the cable caddy around) drove me to the marketing suite
15.The building and area looked very impressive
16.Upon reaching the marketing suite, nobody was to be seen, we rang the bell for around 10 mins, by which it was 6.15pm
17.I tried calling the two mobile numbers provided – Erme was not answering and the other number was not going through
18.I tried calling Gemma but no answer
19.Jack took me to the concierge desk
20.The concierge tried calling the sales office and the mobile numbers, which I had but there was no luck and they advised that there is nothing more, which they could do!
21.I returned back to the sales and marketing suite but still nobody was around. I tried calling all 3 mobile numbers and left a voicemail on 2 numbers. Nobody called back. I left text messages for Gemma but no reply.
22. Finally at 6.50pm I left from the site, booked an uber and headed home

This entire experience with L&Q was stressful and unprofessional. After telling Gemma that I need to move urgently I would have expected better professionalism. If she was not able to assist she should have said in the beginning rather than wasting my time and money. After reconfirming today and leaving earlier from work and cancelling other viewings, the end result was disappointing. Even if nobody could attend it is courteous to at least have the decency to inform your client. I have been working in the hospitality industry for over 12 years and have never myself or seen any of my colleagues treat a customer in such a manner. I do not suppose L&Q are offering the flats free of charge so hence there should be more professionalism. I am disappointed with such treatment and would not recommend L&Q to anyone. L&Q have wasted my time, money and increased my stress, since with less than 7 days to go I still do not have a place to move into. I rearranged viewings for today, where I should have gone and secured a property.

I am with a friend who has stayed at home the whole Day waiting for a Carpenter to turn up.
The lack of communication is not far short of disgusting as my friend has been through a lot. Its bad enough hearing about how my friends House flooded through no fault of hers and cannot imagine the heartbreak she has had to go through . My friend has wasted a complete day and lost earnings in her Cake Making Services

Edited: I have raised a complaint through their website, go tin touch with someone I was in touch with and they came back to me quickly. I'd say it's not easy to contact them and things could be more efficient. I've tried creating an account but because I live abroad my phone number is not accepted and I cannot do anything...

If I could give no stars, I would. Only interested in rent payments, they make up rent arrears to glean more rent from you, check your rent statements regularly. Please note, housing benefit is paid in arrears, L&Q will call/email you to say you're owing rent in the knowledge your rent is about to be paid by housing benefit. It means you will be paying for rent arrears you don't owe, which is meant to trap you, while they wait for your weekly/monthly payment from housing benefit. Just some inside information.

Absolutely appalling services! Repairs as been pending for over a year and a half now. Their property manager is useless. She is aware of all the repairs to be done but do nothing about it. In the mean time, they kept increasing service charges every year! They all just sit on their arses and take money from you but NOT prepare to do any work! The building I live at is so run down but L&Q just doesn't care! My advice is avoid buying or renting from them at all cost!
