Continuous hot water problems, lifts that barely worked. Our radiators stopped working and despite reporting it numerous times, no one ever came out to fix it. There was also a big issue with fruit flies across our floor in the summer
The concierge facility that was a selling option and worked great before current management took over, is now useless. Staff either refuse to take in parcels, or take them in and don't notify you that anything has arrived - a surprise gift I'd been sent sat in their office for over a month as no one notified me there was a parcel waiting.
Some of the staff members are also extremely rude. I slipped and fell over in the lobby which was covered in water(assuming it had just been cleaned) with no warning sign out. The woman on the front desk stood and laughed at me.
The flats aren't the most expensive in the area but they definitely aren't the cheapest. We left as soon as able to, it's an extremely unpleasant place.
There prices are reasonable, easy to book, straightforward and results always comes back on time in 24hrs or within 12hrs if they aren't too busy.
The results comes as a text and on there app available to print or display.
This is the most professional and reasonable Private Covid Test Centre I have been to and got Our Fit to Fly without any issues at all..
Definitely recommend for sure.
Problems
* They have the audacity to increase the rent £100/m. Their logic: ignore all the problems then increase rent. What a joke!
* Outstanding issues. Most of the problems don't get resolved for many months/year, when they rarely do, they will break again sometime (it's aways a cheap fix). For smaller issues, they don't bother
E.g.: Toilet flusher completely broken 9 months ago, hasn't been repaired
* Dysfunctional hot water. Many days without it. When it somehow works, the water only stays hot for a limited time before going cold again. No one should have to take cold showers. Going on for a year
* Appliances are rubbish. We’ve had 5 broken. Cheap brands. Almost all of them broke in an unreasonably timeframe. Within two weeks after moving in, the freezer broke! Ruining £100 worth of food. Our second freezer is broken for more than a year, still no replacement
* Left my boiler damaged for 2 months, making multiple loud noises every day that can be heard almost everywhere in the flat, which was scary
* Left my oven broken for 2+ months
* Reception/security is not 24/7. They are only present during the day, and many times there's no one when needed. Fire alarm is constantly going off, If there is a real FIRE, you are doomed!
* The gas tariff cannot be changed, because it's a heat network. The rates are set by themselves, which coincidentally is very expensive. At least double the price of competitive market rates. Bye bye dual tariffs. No where in the contract they tell you this
* Mail delivery. They say it is not their job to receive your mail. They only accept small parcels, and you have a very limited time to collect (6h). Not counting when they are not at the reception, loose your email, or want to return your mail for their incompetence
* Lifts never working. Most times only 1 in 5 is working. The service lift should never be off more than 24h, which is critical for movings. But that is not the case
* Exterior flat windows have not been cleaned since this building has opened (4+ years). As the time passes the ability to perceive the outside world gets diminished. It is depressing really! Might as well have walls. In comparison, the building in front gets cleaned regularly 2/3x per year
* Bin room is not emptied regularly. There are infestations all summer. Be prepared to live with many little friends
* Noise pollution. Since the flat walls are thin you can hear everything: other flats, corridor, tuning cars that make absurd noises (including drag races), plenty of sirens at late hours, loud people outside (echos a lot), etc. Constant noise day and night
* After checking out they claimed my full deposit, meanwhile decided to go to court for the same amount. Double extortion unbelievable!
Flat negatives
1. 2 bedroom flats with tiny fridge freezer
2. Walls inside are thin and wobble at the touch. This creates cracks as the time goes on. They are impossible to clean without stripping all the paint
3. Fridge is next to the oven. It even says in the manual to never do that. It is a waste of energy/money
4. Bring your own toilet paper holder, because there is none
5. Draft on windows
Area
* Worst council in London! Greedy and useless. Tax increased £500 in 3 years, when nothing is done
* Dangerous. Police frequently seen near the building. I’ve seen people getting arrested with heavily armed police a few times
* Extremely hard water

Property Ombudsman won't help, as they get paid by their members. It's a huge conflict of interest, therefore they have no interest in helping us. Government should end the redress scheme fallacy.
With the old management (Acorn) before May 2020, things were not this chaos.

The 1 STAR i deducted as i have never seen glass windows cleaned from outside for the building which one point is missing i feel.
The 24/7 concierge they advertise is a myth and the building is not secure, they even had the furniture stolen from reception. Remember even if they advertise cheap rent you’ll pay with your physical and mental well-being.
