Terrible! 20 days later we still have had no acknowledgement of a rat infestation complaint, exposed live electrical cables and security issues. I will be complaining to the freeholder and insisting they replace their service provider. GEM are horrendous!

Not even worthy of one star. Whenever I feel sad I go on their website and look at the front page where there boast of excellent communication and service and have a good old laugh to myself. Shockingly expensive fees, don't acknowledge emails, don't update you on issues, made a maintenence request for a large pothole in the car park THEY MANAGE and funnily enough the request has disappeared, not heard a word about it and nothing has been done. They can't even follow their own complaints procedure. A whole day wouldn't be enough hours to detail how terrible this "company" is. I have no idea how these people aren't embarrassed to tell people where they work. I will be taking matters into my own hands.

It's a shame there isn't the opportunity to give zero stars in this review. Quite frankly the worst property management company I have ever coma across - a simple repair which was reported in June and was confirmed would be completed within 28 days remains outstanding in September and they still can't provide a date for this to be done. Rude staff who hang up on you, never return phone calls as promised and ignore your e-mails. Ignore at all costs.

this company is disgraceful, they usually send me the annual bill each year in post this year they didnt and said they sent a follow up letter £39 to my name . which they didnt send. then i get solicitors instructions for £240 0n top . i phoned and asked . they said they sent me email . they didnt cause it wasnt my email they quoted. then i look on gem website and allsquare the one thats the legal team is there sister company. seems they lie what they about sending you follow up letter so theycam claim £240 off you aswell. this company and allsquare are a big scam beetween them

GEM has had another 'cull' of personnel recently 3 have 'left'. That's makes ca.8 in past 2 years or so. Imo that says something about the company itself or the poor quality of the staff they are emplying! They have had very little contact with our Directors this year. They need to be chivvyed for everything. Agree with a previous complainant who says they condone lease breach regulations. Tenants get away with everything whereas owner occupiers are ignored. One tenant has a dog which urinates and defecates in the communal areas. GEM have taken no action. Its time for GEM to be sacked. Late accounts, late AGMs, late responses to everything. No site visit for nearly 4 years. Disgraceful. All my emails now automatically include a cc to their complaints dept. Even complaints to parent company Qdime at Bourne End in Berkshire go unanswered. They just do not care and only want their fee!!!

Would give 0 stars if I could. Quite frankly the worst estate management company I have ever dealt with. Borderline criminal the way they operate. Full of liars and work dodgers. Avoid at all costs, along with the rest of the QDime group.

The building that we’re living as tenants is currently being managed by them, and definitely the worst service I’ve ever seen. The most unresponsive and inconsiderate team ever.. Whenever a problem arises, it’s nearly impossible to get hold of anyone at Gem Estates and even not, they are not capable of providing any prompt actions. Landlords, please stay away from Gem Estates. There are millions of other services out there that could worth your money.

Extremely bad and useless. Our building is dripping water since a year, lights not working and elevator was broken down for more than a month and they couldn't care to fix any. If only I could even give no stars at all.
