Sarah and Jason were fantastic to work with. Always polite and professional, they made the experience of property management incredibly easy for me. Nothing was ever too much to ask for and they dealt with any problems that arose. I will definitely be working with A1 again in the future.

Recently viewed a couple of properties around the Aberystwyth area with A1. Sarah was very helpful, accommodating and knowledgeable. This led to the smooth purchase of a lovely property. 100% would recommend.

The worst ever agency i have ever experienced. - - - The heating was hardly ever on,
- The tap remained broken throughout my stay of 1 year
- the bedroom light never got replaced
- moving in the place was a literal shambles with nothing even remotely finished even though they promised
- the back garden was horrendous with rubbish and dirty nappies everywhere from previous tennants
- the ceiling never did get painted over from a previous collapse from upstairs

Btw, they promised all this would get sorted. Now they are trying to overcharge for cleaning amounting to even more than the deposit.

If you’re a student avoid these at all costs, corrupt exploitation at its finest

Moved into a flat recently, not only is the flat covered in mould and hasn’t been cleaned. There’s also a list as long as my arm of maintenance that’s needs doing.

I took some pictures, wrote down any issues and emailed A1. Their reply was, ‘it’s a budget flat’… a budget flat that costs £1300 a month?

Ridiculous really, environmental heath are on their way 🙌🏼

Fabulous from start to finish. Helped whenever there were minor problems. Always there ar the end of the phone. Friendly and did whatever they could to help. Would recommend!

Left voicemail after voicemail (as instructed on answerphone). No reply after 10 calls over two days. Email sent asking them to contact me but no response at all. I have money in my account to put straight down for a deposit plus money for advance rent. I am in desperate need of a rental property…. Will have to go elsewhere! Atrocious customer service.

I've rented with the majority of major estate agents in Aberystwyth and my poorest experience so far has been with A1Property. In my case they were letting on behalf of Emyr Davies who was written is as my landlord on my tenancy agreement. If you're not aware of Emyr Davies he has been featured in the news multiple times for providing unhygienic and misleading accommodation.

The first thing I immediately noticed when moving in was how unsanitary all the communal areas, upon contacting A1Property I was told that the house is not cleaned between each tenant moving in and it is instead just checked that it is in a reasonably clean condition which it was far from.

I noticed there was black mould/damp underneath the kitchen sink, upon mentioning this to them they told me it was 'discolouration' from a previous incident (which I think may be the most creative way of describing mould that I've seen). The cupboard reeked to open and yet again they just stated this with no intention of doing anything about it.

The oven igniter was also out so you had to manually light the pilot inside the oven and on the hobs each time you want to use them. Safety wise this is obviously not ideal and a reasonable estate agents would normally carry out this repair. But A1 are far from a reasonable agent and told me that I must continue to manually light the pilot each time and they had no intention to repair it as they had provided the means to do so by providing a box of matches to use.

I noticed the seal around the shower was filthy and covered in black mould (pictures attached), I sent them 3 emails about this all of which were completely ignored.

Oh their was also a random hole in my housemates room which had been comedically taped over (picture attached). To be fair there's tons of other issues I could probably mention here which I experienced during a short (but stressful) 3 months of being an A1 tenant but I think I've made my point.

The only remotely positive thing I have to say is that I received my full deposit back after having to email them to send it.

I don't know if the blame is with A1 themselves or the landlord but either way I'd strongly recommend staying away from them and going with a private landlord or an estate agents who care about their tenants.

Although in the end we did not go with the property we were interested in due to loosing one tenant, the professional and friendly service I received from Sarah made the whole experience so much better! She was very helpful throughout the entire viewing process and also gave suggestions of how we could possibly rent the property as a smaller group. Thank you very much for providing such great service - I have no doubts that this standard would be upheld if we were to rent from this company!
