Friend has a 'van here and it's a very chilled out and clean site. Lovely place to relax and the club house is a blast as well!

Good location with transport links into town, though taxis are usually the best way to travel, unless you have a car.

Here playing bingo. Very old looking building which is called firs pub. There is a larger building that looks much more modern next door.

I’ve been going on holiday every year to this caravan site. It is very entertaining and the club house is a banger! Very good, wide paths for cycling/scootering.

Things may be ok for an owner unless you sell your caravan. The sale goes through but when it comes to settling your account you are met with excuses and indifference, with no time given and a stock answer of ASAP..
7-10 working days is now not a target for settlement, its just a Maybe.

Purchased caravan. Kept complaining the central heating boiler was faulty. No one in management believed us. Eventually engineer said pump needed replacing, after previously saying there was nothing wrong with the boiler.!!! Paid out for a new boiler and the site had the cheek to ask for payment for calling out the eningeer when the boiler was faulty and additional call outs were not needed. Apart from grass cutting nothing was done on the site. Were told about improvements on site but they never materialized. Too many vacant sites. Wonder why?? Very awkward gaining access to your caravan. Can't park beside it and need to pay a deposit for the gate key each time you need to unload your vehicle, then return vehicle to the car park for refund on gate key. Vacant sites could be made into parking bays. Very inconvenient if one has mobility problems. Be careful if buying a caravan from this company.

Good parts. 2 ladies at the front office were very nice.
Bad parts. Looks like you have gone back to the 70s. Grounds very basic. Pub was shared with anyone off the street. The whole place looks dull, boring and time forgot. Can't drive to a caravan, most needed scraping. Then you walk past the motors and house of the owner. Even though not the best cars and house you still couldn't stop thinking he needs to put some more money into the park instead of his own bank balance. Has one of the highest ground rents in clacton and you don't get nothing for it.

At first sight this place seems perfect...But it is not.
The people who run it are very snobby.
The entertainment complex is regularly hired out for functions mainly at week ends, weddings etc. They say you can go in when the functions are on but you feel out of place and are clearly made not welcome.
When these functions are on, the car parks totally fill up, on some occasions on returning to the site in the evening we had to park off site two streets away. These functions which by their very nature are noisy and on occasions contain shall we just say troublesome people.
There are other minor negatives which all add up to spoil this site.
And lastly if you wish to sell your caravan the site charges you hundreds of pounds just to advertise it for sale and when it sells you also get charged a large commission.

Park management can be difficult. Not as many facilities as some parks. Plus side quiet and secure.
