Acacia Villas guildford was awesome. We stayed for the weekend. The owner Sue could not do enough for you. The room was oh so comfortable bathrooms clean and the shower was hot. Would recommend staying in Sue's house any time, we will be back soon.

Awful. No air conditioning, no fan. Open the window and the lovely smell of dodgy Chinese takeaway wafts in and the extractor fan was going loudly until gone midnight. Stains on bed linen and pillows. Good shower and friendly guy checking me in but after that didn't see a single person and no answer from mobile phone number provided. 2 wine bottles and empty cigarette packets under the bed! Avoid please.

Sue was immensely helpful and communicative. Our ensuite twin had everything we needed (beds v comfy and bathroom very clean) and it's a good location for central Guildford. (just wish I'd found it at the start of my daughter's Uni course instead of at the end!) Thanks, Sue

After asking for a quiet room I was told to cancel my current booking and rebook the twin ensuit with shower. Well they don’t have this option on their site and I certainly refuse to stay here in a noisy room while travelling for work purposes!!!. Forget that

You get what you pay for here. Cheap and functional. Shared bathrooms. The location is noisy (which is not the owner's fault but this is just advisory if you're a light sleeper). Breakfast is served across the road and was good
