Staff were polite, helpful and cheerful. All very professional; exemplary. Nice clean and large room. Could not fault it. Very good breakfast. All-in-all a very enjoyable stay. The only thing I feel could improve the stay is to install a small fridge

We are returning guests and yet again had a lovely experience at the check in. The room was clean, as is the whole hotel. The staff are first class. I highly recommend this hotel. We have again returned due to us having to move to another hotel due to this one being full. We stayed in a 4 star hotel. The room was very small and we were so relieved when we returned to the Holiday Inn Express in Burnley and had a wonderful and happy welcome. Thank you to the team. I cannot praise this hotel enough.

Situated just off the m65 junction 10 this is a modern hotel ideal for an overnight stay. The rooms are comfortable and decorated in a modern style, and clean throughout. Tea, coffee, iron and ironing board are provided plus tv. It has a small lounge area with a bar serving drinks and tea and coffee., two other areas are used for breakfast and dinner All areas are accessible with lifts to all floors. The food was okay, standard motorway fare but really enjoyed the sausages at breakfast. A word of praise for the staff who were friendly and were always ready to help. RECOMMENDED

A very clean and spacious hotel. Everything worked as it should including the lift. Only let down by the ritual of evening meals whereby the whole of our coach party were ushered into a conference room with tables, chairs and flip charts and white boards etc. Then after waiting at least 30mins we were all told to queue up to be served a starter then you struggled to pass other guests blocking the doorway, whilst holding hot soup. This was repeated for main and dessert. The whole performance lasted almost two hours! This needs sorting.

When I arrived I was greeted as a member and made to feel welcome. My first impression when opening my room door was that it was spotless and that allowed me to feel relaxed and enjoy my room time. Breakfast was as healthy as you wanted due to the choices available, and the cooked items were hot. Tasted great and highly recommended.

For 79 pounds myself and two children stayed overnight here and had breakfast included.
Free WiFi and parking. The rooms were immaculately clean and tidy as was the whole hotel. The shower worked very well.

Check-in and out was easy. Staff accommodated a few additional requests for our stay and I really cannot fault the hotel for the price paid!

I visit Burnley frequently and in future this will be my chosen hotel when on a budget!

My go to when in the area. You get exactly what you'd expect from a Holiday Inn (which is a good thing). Staff are friendly, communal areas and rooms are clean, parking is generous, and food is decent. There are places to eat nearby also which is a plus.
Window soundproofing could be better, but not a huge deal. Would recommend.

Good staff. Room was clean bit noisy from motorway but ear plugs helped. Good wi fi and food served was good. Working in the area so will be staying as long as I am working here and they have rooms available.
