There is no reception which means that any issues involve a phone call to another hotel. We stayed during the heatwave and there was no aircon. One room had a fan but it was very dusty inside and didn't cool the room at all, even after being on all day. The fan broke in the other room and the initially reception said that there was nothing they could do. Eventually we got a fan from another room. The breakfast is very basic, on the first morning it had some fresh items like a croissant and yoghurt, however on the second night the breakfast was already hanging outside the rooms the night before, therefore no fresh items. After a night in the room with no fridge the breakfast wasn't great. The walls are very thin and you can hear people in rooms all around you, and quite a bit of noise comes in from the street. I would have understood the quality if the price was lower, however the "hotel" is very overpriced for what you receive. The plus sides are the location which is great, the shower was good and the Nespresso machine in the room.

Starting on a positive, the rooms are nice, clean, and spacious. The breakfast left outside your door in the morning was a nice touch. However, the hotel is above Marvin's bar/nightclub, so on a weekend it's ridiculously noisy. And the fallout from when Marvin's closes at around 2am - continues until 3am in the street. The headline price didn't include VAT, so we ended up paying £165 for a Saturday night stay! Way too expensive for what it is.

I don't like to leave negative reviews but I gave the hotel opportunity to respond and they didn't. I left a handwritten note in the room eith the key when we checked out, stating my complaints, no response. I left feedback on the section where it asked for it on self checkout, no response and then I sent a message via whatsapp and still no response. Sadly. Acknowledgement or better yet an apology would have sufficed. We stayed for 2 nights over bank holiday, I gave over 72 hours for response. When we arrived self check-in was simple enough but upon entering the room, we were already disappointed. It was so hot it was stifling. No air-conditioning, and a small fan. We opened the windows and put the fan on, this didn't help. It became clear to us, our room was directly above the kitchen for The One restaurant. During the hours the kitchen was in operation, the room was unbearable. I wouldnt stay again. We avoided using it. When we were in there we put the TV on only to have the power keep cutting out continually.
Helpful information -
Toiletries are shampoo and bodywash. No conditioner.
There is an OK hairdryer but no iron.
There is no fridge, which meant our complimentary water bottles were warm.
The rooms were clean but basic and quite small.
I don't think the rate for the rooms booking direct or otherwise is really worth it.
The location is the best part though if you're wanting a quiet stay it wouldn't be suitable as the noise from the surrounding restaurants and bars can be heard well into the early hours.

This is a really rather odd place. Access is difficult, and it feels like you're trying to get into student digs. Also they offer no facilities.

However they are located right in the middle of Lytham, so no shortage of bars and restaurants. You get breakfast in a bag - it's good, plenty of stuff.

The room was very good. Large with a big telly, a nice coffee making machine, clean and welcoming. A brilliant, hot shower.

One last point - fix the radiator, mine was on full blast, can't be turned off and I woke up in the middle of the night roasting!

The location of the hotel couldn't be better but the room we were allocated (106, above the kebab shop) was very noisy at night. The road sweeper in the morning also set off car alarms. This was unfortunate as I wasn't feeling very well.
Other than that, it was nice and clean and everything went smoothly.

Modern, clean, well organised hotel. Well decorated stairway and landings to the rooms with distinctive artwork and lighting.
Room waswell organised with tv, ironing board, iron, tea and coffee making facilities, plenty of towels, hand wash, body wash and shampoo.
Continental breakfast was nice with fresh croissants, Nutella, jam, yoghurt, apple and orange juice.
Everything was catered for.
The only improvement I could suggest would be trays for the breakfast, besides that everything was perfect.
Great location in the centre of Lytham, with a great view over the square and just 15 minutes drive to Blackpool and a 2 minute walk to Lytham promenade

Very comfortable, clean and well equipped room. Grab and Go breakfast very good. Excellent location. I would have rated the hotel 5 stars but for the excessive number of emails and text messages mainly aimed at purchasing extras that I found a little annoying.

This centrally located hotel was everything I expected. It is in the centre of Lytham within walking distance of the railway station and yards away from the buses to Blackpool or Preston. Bars and restaurants abound. The room was clean, comfortable, well decorated and well equipped with tea, coffee, etc as well as access to an iron and ironing board. Although the reception area isn't manned all the time, information is easily available on the phone 24/7. Booking was easy and the operatives were polite, hospitable and honest. I couldn't find a fault. I can recommend for a short stay
