The whole way through this process, Willans have struck us as very aggressive and unpleasant. Selling a house should not be a combative experience, but for us we have found it to be so due to their approach. This hasn't worked out well for their client - we ended up paying for far less than we would have for a reasonable firm, but they annoyed us so much we wouldn't pay for anything - so the buyer got stuck with all the indemnity insurances, all the chancel insurance, and all the goodwill stuff, like chimney sweeping and cleaning.
A few examples:
- They demanded we provide a 'sweeping certificate' for our chimney. So I cancelled the chimney sweep, as it was a goodwill gesture to get this done, and their repetitive demands for it meant that I no longer felt obliged.
- They demanded we pay for the buyer's chancel insurance. We refused. They kept demanding this, so we ended up not even giving them access to the insurance we already had in place, which could have saved our buyers money.
- They said they'd only complete after our buyer visits our house - hilarious as they never made this a condition of sale, so they're risking their own buyer's deposit. We are now looking forward to the buyer's forfeited deposit and being able to sell to people not represented by Willans. Thankfully we don't need the sale to buy our next house.
We have felt that the behaviour demonstrated by Willans throughout the process has been unprofessional, counterproductive and immature. It has really tainted the process and left us with no sense of obligation or positivity towards the buyers. In contrast, our relationship with our own sellers is really positive and we've been able to access the house in advance, and they've had it professionally cleaned, and everyone is happy.
We came very close to accepting a gazumping offer due to the behaviour of these solicitors. If you want a firm who is truly client centred, find one that can collaborate, rather than simply be aggressive and unpleasant.
I contacted Simon Cook, Partner and head of Wills, Trusts & Probate and he has not even bothered to come back to me. Attitude starts at the top and permeates down!
We can't praise him enough, he was helpful, always replied to emails and phone calls promptly and made what could have been a very stressful process easy. We would highly recommend him.

Willans will absolutely be our first choice for anything we require in the future, and we too couldn't recommend them enough.
