THE WORST ESTATE AGENCY I’ve ever had the misfortune of working with.
I am a Landlord and have been paying a 6% monthly fee for a rent collection service, up until recently my tenant had stopped paying rent and I have had to pursue the tenant myself to claim back the deposit from the TDS scheme and apply to the small claims court for the rest of the money.
Last week I was awarded the full deposit which had to be paid to Haart first before being passed on to me, upon receiving the deposit I realised it wasn’t the full amount so made a phone call to request the outstanding amount. Only to be told they are keeping 6% for rent collection service even though they haven’t collected the rent which is why I had to spend all my spare time chasing the tenants myself !!
I then escalated the issue to a senior member of staff who told me it doesn’t matter whether they collect the rent or not and if I win the court case for the additional months rent they will invoice me for 6% of that money too !!!!

I agree with Marc - these guys are the worst management agency and I am having such a nightmare time. They are currently managing a 6 bed HMO for me - 3 rooms aren’t paying rent and they haven’t said anything about it. 1 room is over 2 months in arrears and I just found out they have signed tenants on 2 year contracts with no break clause so now I have to issue a notice 8 to remove the tenant and it’s going to take months and possibly a court visit. The contract itself is also very generic and isn’t actually relevant for my case. I’ve now made the decision to remove them as the agent and will be waiting for tenancy agreements to end so I can remove the tenant and find another company. I wouldn’t recommend them as a property management agency.

0 listening and communication skills in everyone I spoke to at SpicerHaart Colchester. I phoned them to enquire about a house viewing on Morant Road Colchester. They said they would send a confirmation email or text to confirm the viewing. I never got one, so called back the next day and it was never booked in. Re-booked the viewing again, and yet again I would get a confirmation email for the viewing, which again never came. Called half an hour before the viewing was meant to take place to say we never got a confirmation, and they told me the property had sold that morning. Lastly, I had a call from someone from SpicerHaart a week later to take details (again) so they can send me new property alerts about new houses coming up on the market that meet my requirements I'm looking for. I hesitatingly agreed and they took my details. Only for the emails to include properties that were way over my price budget and the majority included flats and not houses. I told them I'm only looking for houses. Useless.

Haart real estate managed our property. It ended up taking litigation to have the tenant leave after they made many claims about Haart not taking care of issues with the propery. Haart was very unhelpful during this process and was a terrible owner representative.

One of the worse experiences I've had with an agency that once on board do nothing for the client..no updates..no ideal buyers...just bodies though the door that are not interested 😑

TRIED TO PROVIDE MY TENANTS WITH A NEW WASHING MACHINE. SPICER HAART ROMFORD SAID IF I PUT 350 POUNDS ASIDE IT SHOULD COVER IT. BEFORE I CAN APPROVE THE MODEL THEY PUT THE MACHINE IN. SURPRISE SURPRISE THE COSTS THE FULL 350 POUNDS. WHEN I LOOK UP THE MODEL IT A CHEAP ONE THAT SELLS FOR ROUGHLY 30% LESS THAN THIS.

THIS IS NOT THE FIRST TIME IVE HAD PROBLEMS WITH THEM. THE TENANTS ARE THE ONES WHO ULTIMATELY SUFFER AND SPICER HAART ARE DEMANDING A MONTHS RENT IF I MOVE THE TENANTS FROM THEM TO A BETTER LETTING AGENT.

I bought a new home with an agent from Spicerhaart in Bristol that turned out to be a complete nightmare. The communication was scarce throughout the process, having no direct line with the developers, I had to chase the estate agent for weeks to get incomplete answers and updates long after the deadlines were overdue. I was not allowed to see the property at any point despite being promised it before completion. Upon completion the finishing of the property was appalling, still waiting on the many amendments. The whole experience shows me that although the estate agent claimed to have 30+ years of experience, they failed to screen and select quality developers, manage the purchase process and my expectations and needs as a buyer. All in all I would not recommend, try your luck elsewhere.
