I've just used Matt (The Property Expert) to sell my home and then rent for 12 months while I relocate my family abroad. I can't stress enough how happy I am with the service I've received. Both the sale & let have gone extremely smoothly and Matt pre-empted all minor issues which has genuinely made it stress free.

In mid September I gave Matt the tough brief to both sell & complete on my home before the end of November while I spent most of my time abroad. Matt went above and beyond, even staying with my family until 10pm one night when I wasn't available to help me collate paperwork for the solicitors.

I tried for months with two traditional agents to sell my flat and barely had a viewing. Their business model seems to be to list as many properties as possible meaning they have no time to market anything properly, selling only the easiest ones. If the rest get a bite, then great. If they don't it costs them nothing to keep it on their books.

I was at a loss as I knew my flat was great for the right type of buyer. Matt agreed and assured me he could do better than other agents. He was absolutely right.

I went from 3 viewings over a combined period of about 7 months to Matt hosting an open day within a few days of us listing where we had over 10 viewings and a number of offers. It concluded in a smooth, amicable sale at a price I was very happy with.

The difference with Matt is he actually markets your property. It's not just about slapping it on Rightmove and Zoopla — though that happens too, obviously. He spends time and an extraordinary amount of effort preparing the place to go on to the market. The photos, the video, the dressing of the flat were all spot on.

He handled the sales negotiations expertly but most importantly he listens to you at all stages, as the owner, and doesn't push you into doing things you don't think are wise. If you trust and respect his obvious expertise and advice, you cannot find a better partner to get your property sold in my experience.

If you have a place that other agents can't sell, I urge giving Matt a call. He is set up to give a level of service to his clients that traditional agents cannot match.

Once the price was agreed, Matt handled the sales process expertly to get us to exchange and completion in maximum comfort, over what was an extremely testing time (lockdown).

Matt even helped me with my purchase too. He had no need to but he is someone for whom treating his clients well seems an end in itself. He is not someone who drops you once his commission is paid and he is an absolute fountain of knowledge, experience and very good advice.

Had a very positive experience with Matt in the sale of my property.
Before getting him on board, I was with a local agent for 3 months with limited success. When Matt came in, he explained his approach and set out a plan to get the place marketed. After launching, we received an offer after two weeks! Matt then managed to process very professionally and his experience definitely showed.
I cannot recommend Matt enough if you're looking to sell your property. Yes, he'll ask you to spend a bit of money on the marketing, but it will greatly improve the quality of the listing. Matt's approach got me an offer which was 7.8% higher than what I got with the other agent

He's worth it! If you're lost, confused and just need help it's worth investing in some expert advice from someone in the industry who can help navigate through this difficult process. Matt is really lovely, professional, helpful, approachable and made me feel comfortable to even ask "silly" questions. Matt knew his stuff, he has little tricks to get an edge over other buyers and also teaches you how to protect your money. He also helped me to understand how to work with estate agents and how to negotiate! So valuable. He understood the current housing market and the reality of house prices. I would highly recommend taking up his service because in the long run it will be so worth it. Following his advice I was able to attain my first home!
