They have been great help in finding me the right property, move in process was smooth and during the tenancy period their response to issues and complain were quick. Check out process was easy, also been assured that I will get my 100% deposit back.
Overall I felt their service to be good and value for money.
Absolute unprofessional agency. I was living in a property in West Bridgford, Rosebery Avenue and that was a horrible stay.
When a fellow tenant moved out, they were/still are advertising the room on SpareRoom and on their personal homepage, claiming that "Internet & TV Package & regular cleaner are included" and that's just a blatant lie. They lied about the number of the people living in this property (there were 5 instead of 3) and how old they are. The same happened to us. When we viewed the property, the agent never left us alone to explore the room and they did not give us the opportunity to speak to the other tenants so we didn't know until we signed the contract and moved in.
What is more, I was living there without heating in my room and they did not manage to fix it throughout the whole stay. I noticed that they do not have a valid gas certificate for this property which is a legal requirement. They are aware of the issue with the gas but the people they are sending over "to fix it" are just not capable and qualified to do that.
I managed to negotiate an early surrender of the tenancy just after I got legal support and threatened to take legal steps. Typical letting agency that will rip off inexperienced tenants!
Absolute awful, make sure to stay away!
I had a housemate who made feel uncomfortable - knocking on my room door asking for "company", coming down to just look at me, and someone even tried to open my room door during the night, which I gladly always lock at night.
Since I was feeling very unsafe and uneasy, I told Sherratt what was going on and that I wished to terminate the contract and leave ASAP.
They asked me for the name of the person that was making me feel uncorfortable, and replied saying they had no record of having a tenant with that name, which is pretty weird since the guy introduced himself to me with the name I gave to the agency. The agency decided not to investigate this further.
Besides saying they had no tenant with that name, they then said I would be charged £300 + vat for reletting services if I really wanted to leave the room, as my contract had just sarted, and I should keep paying rent until someone else rents the room.
However, I was the one who found someone to take over my room, not the agency.
I kept my decision of leaving because I was feeling completely unsafe.
Sherratt also completely ignored the fact that someone tried opening my door in the middle of the night.
Does not make much sense for me that the agency has been told that an unknown individual is residing there but has no interest in investigating.
This whole experience has left me completely scared to move into another professional house share.
I decided to share this message because I thought it was important to warn people to not rent from this letting agency for you own personal safety, especially if your female.
I will notify the police about this and talk to citizen advice.
Any problems I had within the property were sorted super fast.
Would use Sherratt again in the future 😊
