We found our perfect first home thanks to these amazing people. Me and my partner struggled with other agents as they ignored us, didn't listen, and just generally made things difficult. While Hancock were prompt, replied quickly, friendly and just so helpful. I cannot thank them enough. Can't recommend them enough! You want things doing, go to Hancock!!

The worst and most incompetent agents I have ever encountered. How dare you refuse to deal with your landlord, the ones who pay for all your fancy cars in your carpark, based purley on your own prejudice and self-empowered right of entitlement. How dare you mess with people's lives in this way purley so you can take your commission and run!

We purchased a property through Hancock estate agents and the service we received was nothing but outstanding. Sam looked after us and throughout the whole process he kept us updated, he was very efficient and communicated great with all the solicitors and us. And he got us in for Christmas. I rented a property with Hancocks, Melton Mowbray, for almost 10 years. In all that time they treated me with respect and responded quickly to any concerns or repairs needed in the property.
The staff, in particular Emma, Jake and Chris, were very friendly, approachable and understanding.
I would highly recommend using Hancocks as a letting agent. I have little experience of their sales service, but would expect it to be on par. All in all a friendly professional team.

The Hancocks team, led by Sam, were brilliant in managing our house sale/purchase during the pandemic. Due to our buyers particular mortgage requirements the process was long and complicated. Throughout Sam was professional, courteous and, most importantly, especially supportive during a very stressful time. We would certainly recommend Hancocks as a top class estate agent.

Rented 2 houses out with them for a few years.

Good experiences
- rent forwarded to us on time
- decent at communicating and do get things sorted for the tenant

Bad experiences
- left it until the the day before the new tenant was moving in before telling we need the house to be cleaned. Then charged us over 500 quid to clean it with a professional cleaner (itemised bill given after the work is done). Hancocks must make a buck or two in the process because they like to push this service. The threat is that you will lose the tenant if you dont pay the last minute premium. This happened twice. Not ideal but I guess a lot of letting agents make money this way, but landlords should be aware of this tactic.
- finally found us a tenant for one house, signed the tenant into a 6 month min contract but signed us into a 12 month minimum contract (terrible idea as it causes conflict of interest, only seems obvious after they sting you with it). As it transpired the tenant only stayed 6 months and hancocks invoiced us £800 on the grounds that it was 'not their fault' the tenant moved out early. They were VERY insistent that we were legally obliged to pay them even though they would not be doing any work for it. Having dug into it in more detail, the contract did not say this at all and we didn't pay. I want to highlight the fact that hancocks will try this type of tactic on and they will be quite bold about it. I have no doubt that they will be amending their contract in their favour so I strongly advise any future landlords to read and re-read the contract and be aware that money comes first with hancocks.
