On viewing the flat, the overgrown garden and missing fence were all going to be sorted before we moved in. When the day came the garden had been trimmed and left covered in broken glass and dirt and a huge pile of rubble, still with no fence (our garden opening directly into next door's fish farm). When asked about the rubble being removed or the fence being fixed, we were fobbed off with "oh well we've done lots of work inside the flat!" And were told that we had to deal with everything else ourselves. We could "throw the rubble over the back gate". After chasing the fence for 3 months, with no response to our calls, messages and emails, we were told we had to pay half and the landlord "might pay the other half". Towards the end of the tenancy the upstairs landlord got in touch as he wanted to sell his flat. When we explained the garden situation he contacted Eagle, who suddenly had a renewed interest in helping sort it (although of course they never did). They backtracked on saying we had to pay, but still insisted that we actually sorted everything out and invoiced them. This was at the end of the tenancy and they expected us to trust that they would pay us back.
The fence drama underpinned every other let down through the year. They were rude to our friend who was providing guarantor documents when she asked a reasonable question regarding a £1 payment on the contract that we had never seen on any contract before. They pushed us to move in earlier than we planned to despite the garden not being done and the kitchen still missing some fittings (they took 6 weeks to fix that). We had issues with the boiler when we moved in which took weeks to resolve. We had issues with the plumbing behind the washing machine which were never resolved. Our emails were constantly unanswered despite me requesting (as I would encourage anyone else involved with these people to do) as I wanted evidence of every communication.
As the tenancy came to an end, we were frequently ignored when we asked about returning the keys. They finally contacted us at 9:30 the morning we were moving out to say we had to take them to their office in Enfield.
It took 3 weeks to get a response about the deposit despite them moving new people into the flat less than 24 hours after we moved out.
I know the upstairs landlord has had endless problems with them regarding the roof. I can only hope things get better for the next tennants (who are paying even more). I would ask anyone looking at Eagle Letting to reconsider and find an estate agent that shows some care and consideration for their tennants. This is not that place.
