We went for six nights, it’s a beautiful place don’t get me wrong but the way that the owner treated us was really disgusting. So we’ve visited many times before over the last 4 or 5 years and each time was absolutely amazing but this time it wasn’t so great. On the first night (Wednesday 1st August 2018) she was really kind and respectful and it all changed on the second day, people turned up with tents and the woman allowed it but when out trailer tent disintegrated due to weather we weren’t allowed to go home and get a tent because they aren’t allowed on the site, so we had to camp in my grandma and grandads caravan. But people this year turned up with tents so my uncle went and spoke to them. The woman allowed them to stay in tents for the week. Then the chlorine levels of the pool got stronger and stronger everyday of the week and caused my youngest sister to have chlorine burn accros her face, she’s been crying because her skin is peeling and is making her uncomfortable to go in public due to how bad it is. She also can’t look after the site properly. It might be due to her age as she’s quite old but the tennis court fence isn’t safe at all, at the back it’s all broken and definitely will hurt someone if they went near it. The pool is too small for the 9 families and public that went in the pool all week, she needs a lifeguard for how many people went in that pool during the week. A little kid jumped in and almost drowned if it wasn’t for my uncle who helped her to the edge. If someone didn’t see that then it would of ended badly. The park is dangerous with how old it is, it’s broken and rusty. Definitely a health and safety issue. The more people that weren’t camping on site came in she wouldn’t replace the toilet roll as it was all running out so we had to go to the shop and buy our own as she wouldn’t replace it. The showers and toilets need a drain as the floor gets flooded as people from the pool and use after showers the floor gets very flooded which is another health and safety issue. Her attitude towards us got worse through out the week. On the Friday the kids where all in the pool when she was closing it and told them that if they get out the pool and there was one hair grip at the bottom I’m the pool then they weren’t allowed in the next day. Like she could of asked for their help or turned it into a game but no. She was closing the pool earlier and earlier throughout the week. If you decide to go please think about it because she’s a really rude woman and will ruin your Holiday

Just got back from a lovely weekend break. Everything was very clean and tidy, the shower lasted about 3 minutes with one 10p. The owner was very helpful and a incredible lady to be running a site in her 80's!!!!! Would go back in heartbeat as you can't not love the views

It seems what the bad reviews say about the owners are true. They either like you or don't, if they don't your in for a rough ride.

We planned to stay 4 nights, in the end we choose to leave after 3 and moved to another site.

Plus:
Pool & Tennis Court,
Cracking views,
Plenty of countryside quite,
Large toilet facilities,
They did (reluctantly) refund one night, when we left early,

Bad:
Sloping site many areas steeply slopping, difficult for larger units.
Pool has to be flushed once a day this runs across the only “level” pitch on site.
Swimming pool only opens at 1300 each day - no early morning swim,
10p Charge for timed showers,
Waste water disposal 6” pipe on level ground no proper cap,
Waste disposal has no cofferdam to stop effluent running across yard into field,
Only one Footpath near by in adjacent field,
Pubs/ shops / other facilities not accessible by foot,,
Site has little concern for distance minimal between units, during our stay new arrivals parked less than 3m away from us, some units where less than 2m apart,

We love this place! Back for 3 years in a row sometimes twice a year. Beautiful open views, neat and tidy, red kites and hares to watch. We love playing tennis and swimming daily. No pool this year due to Covid but still well worth going

Our first night in our new Motorhome and what a perfect start. Pitch was lovely, owners were super helpful and the facilities A++. Will be back definitely.

Awful, avoid!
It is such a shame such a beautiful spot in Hampshire has an awful, unwelcoming place such as College Down Farm. When we arrived at the run down cottage (not the privately owned thatched ones shown in the photo), a very old, volatile lady approached us regarding where we had parked our car. We barely had time to explain why we were there, having apologised profusely, and she was threatening to tow our car away with a tractor. We quickly decided not to enquire about a stay and left.

Small campsite, room for 5 pitches with electricity, 30 pounds per night for our family 4 persons in trailer tent. Lovely pool. Open from 13-18 h. Heated. Toilets and showers are horrible, are not or hardly and badly cleaned, not enough toilet paper, no soap or hand drying facilities. Washing dishes not possible, no facilities, you will have to improvise. When its quiet, this is a lovely place, but when there are 3 families claiming the pool with a boombox, it is not so nice. Views and amazing sky at night. Managing needs work, then this place is recommended! Be aware this is a working farm, so there is noise and activity. Playground is rusty, old and a hazard for smaller children because of safety. Walking is lovely and with wide view of rolling hills!

Loved it here for 6 weeks while working away. The hosts are lovely, welcoming and friendly. Can't wait to come back next year!
