Upon arrival staff were extremely friendly and attentive. Provided a warm welcome and once we told the manager we were attending an event, he proceeded to give us very through and clear directions to where our event would be held. The room, although small, was clean and ram packed full of useful little luxuries, including a TV and tea and coffee making facilities which was stocked to the brim, more than you'd get in commercial hotels. Good choice of contintental and cooked breakfast. With it only being a 5-10 minute walk from Blackburn town centre, this was amazing value for money. Would definitely stay there again

I phoned up and ask have they got a one room for the night his attude was wrong he answered with just saying just hello.. I ask about a room what i seen what's available now online and how much it will vist? he said forty pounds even though it said £34 pound online I explained I've seen it online for 34 pound what a ive got a picture off! I wish i could do a attachment!! he said well that's not going anymore.. but we offer the same for £40 pound with single bed even though it were a double to start with. He said with got a double room for 50 pounds i said no thankyou..he said ok and put the phone down. no customers service skills and how they came across it's just about the money I'm glad I did not stop!!! I hope the company is reading theses comments because this will destroy there Customers image. I've never every been spoken with such a lasy attude before but this is bang out of order and my advice is not to bother with these money grabbers !

Room was small for 3 but Clean and tidy.
Place rambles but our room easy to find and really close to railway station for out early start the next morning on a steam trip.
We only saw one person when we arrived so cant comment on service other than we asked about a sandwich for morning as we knew we had an early start and he looked at us confused and we ended up with nothing that morning not the best.
We left monday having decided to go early again just left key and closed the door.

It's the worst hotel I've ever stayed in. The man who runs it seemed proud of the place but it's desperately needs refurbishment. Our room had a big damp batch under the window, curtains were hanging off the rail, bed was rock hard and only 1 pillow each that could have been used a frizzbees.. The breakfast room had big chucks of paper hanging off the walls and big clusters of flies around.

Well well well,

1. On arrival I had to ring a bell to get access, waited 5 minutes.

2. The "hotel" smells very very old.

3. Went to use the shower but unfortunately no how water even after running it for 30mins.

4. Room very worn out definitely need update, I had a picture hiding a massive hole.

5. I had to fix the bedroom window just so it would close as the room was freezing.

6. No heating till around 10pm so by this time I was like an eskimo.

However despite all that,

1. It was only £38 so I wasn't expecting the Hilton.

2. I actually slept well.

I wouldn't recommend if you have sleeping standards but as a contractor it done the job.

A run down bedsit! Plaster fallen off the walls! I'm sure I had bugs jumping on me during the night! No breakfast as promised! Although I wouldn't eat here anyway. No toilet roll! Even after I asked for some! My company booked this one and was close to handing in my notice! Never let anyone else book your hotel! DISGUSTING PLACE!!!!!!

Worst B&B i have EVER stayed in. ...The Asian owner tried to con an extra £4 a night after booking a cheap deal online. breakfast was a choice of egg only that was foul. i got brown toast with no butter on. i didnt even have a choice of white toast. The taps had to be ran for 15 minutes prior to having a shower to get hot water. mold in the room, patchy decor. ....no iron in the room, asked for an earlier breakfast but was refused. hope this place closes down soon.

I was greeted by a man who, if he could have cared less would have been something of an achievement. In the lobby he asked for payment and told me that the room I had booked was tiny but he could upgrade me for an extra £6. He seemed to want payment in cash but I explained that I only had £10 in cash, so he said he would take the original sum by card and the extra in cash. He vaguely pointed up the stairs directing me to the room, I had to ask for the room number. He was on his way back to his room before I had put my foot on the first step. On reaching my room I found it be gloomy and there was a piece of plaster missing from behind the bed. The reason I was staying at the hotel is because I had a morning hospital appointment at the local hospital and I had travelled up from Worcester by train. I have friends who live 20 miles away so I decided to leave the keys in the hallway and made arrangements to go over to my friends and sleep on their floor. To describe this place as a hotel is laughable.
