Honest review, didn't accept the few pounds knocked off to leave a good review.
This isn't a hotel. It is a hostel, and not a good hostel. It's in a good location and the owner is lovely. We thought we had an en suite and didn't- shared bathrooms and not very clean. One towel for 2 people. Bed was comfy and linens were clean but mug was not.
So, the door to our room didn't shut unless it was locked. There was damage around the frame and it looked like maybe it had been knocked in?
Bare light bulb and the smoke detector had a lot of masking tape on it. I really hope the tape wasn't what was securing it to the ceiling!
The heater had scorch marks and looked like someone had kicked it., dentint it in.
The shared bathooms had carpet offcuts instead of bathmats. Neither bathroom was cleaned while we were there and there was makeup on the sink.
The shared kitchen downstairs...not sure what people were meant to help themselves to for breakfast as the cupboards were bare with maybe half a box of cereal in the dispenser. There was one trashed bar stool and a load of dirty dishes left in the sink.
We got back from our event, slept, and left. Not worth £50 for sure.
I don't usually leave unkind reviews but the pay-to-review thing given the state of the place and the wide range of reviews on here as a result bothered me.

The Kings Hotel. King is an interesting word to use to describe this hotel… It would be fit for a King if the King was a scruff bag which, coincidentally, summarises half of the population of Blackburn. Let me take you on a journey to get the real truth about this inhabitable location. On the website, it boasts that it has a secure car park. However, the reality was that we would be packing in the forecourt of the hotel. My literal first step out of the car was inches away of landing in dog droppings. After this heart racing moment, we were able to enter the hotel. My bedroom for the night smelt like damp, mouldy urine, B.O and smeg - Even Porter and Morris would have been proud of this one. The combined smell is what I would imagine Dobby the Efl to smell like after a paso doble in one of the local dives. My friends room was about a half a mile walk, through a literal kitchen (please find your free breakfast next to the fungus growing out of the crème egg mug) and a courtyard filled with trolleys and dirty bin bags. He was lucky though, he had a window! However this overlooked the stairs in the hallway. To give some credit, the rooms did have a kettle and a mug supplied. When I went to fill up my kettle, I was alarmed to see that this had not been cleaned at all. I quickly scanned the bathroom to see if there was any bleach to use. Not for the kettle, but to top up my water bottle to help me withstand the night. The person working was nice. 👍🏼

Room was not as expected. Stains on the bedsheets and on the duvet covers. As soon as I entered the room, there was smell of weed. There was nothing to hang the clothes. One of the chest drawers surfaces was not clean. Pretty much everything in the room was off putting. We also had buy separate bedsheets and pillow covers from Asda 24H in Blackburn.

We weren't sure about the place upon first look but my god I'm so glad we went. The owner is so kind and accommodating, and our room was perfect for our weekend stay. It wasn't far to walk anywhere and I'd absolutely go back again. Perfect and really good with the price.

Great budget hotel, the manager let us park behind big iron gates and then locked which was a bonus, the room was warm and comfortable and the staff were very friendly and the location was perfect 👍

Very dirty. Bed room door won't lock no heating. There is an electric heater but does not work . The shower has brown water and looks like it wasn't cleaned in a long time the guy at resorption tolled me he doesn't know when the rooms or beds get cleaned he said now and again I would not recommend to anyone

2 stars for the friendly man behind the desk 👍.. It's more of a hostel than a hotel which is reflected in the reasonable price. However no curtains in the room so daylight at 04h50 in the morning. Breakfast described as grab and go, but there was nothing to grab, and I was in 30 minutes after opening (07h00) ☹
