Dealt with a fair amount of lettings businesses so far, and this organisation has been the worst.
Never replies to our emails, the last tenants at our property left a load of bin bags/rubbish in our garden which EMS said they would clear up, fast forward a 5months and many emails and they only just came and got the things, but did not get the stuff out the garden.
Unfortunately we got burgled in the property, and was calling and calling the emergency number and never got a reply even after over 20 tries... at this point it was majorly late in the evening.
Your classic greedy business, on your back to get fees and deposit, once you're settled they forget you exist unless they need something.

The worst of the worst, avoid! Like another reviewer, we have had multiple nonsensical dealings with the amoeba that is "Andy Hopkinson" and his merry band of charlatans. Tried to pull a fast one upon return of the deposit... Watch out for a claim made against you for professional cleaning costs at the end of your tenancy - this will likely be a false accusation without evidence. Ask to see the evidence - remember: it is the agent/landlord's responsibility to prove their claims against your money, not your responsibility to prove innocence. This was just one item in a long line of problems we had dealing with these absolute turds. The "emergency maintenance" number will simply not answer your calls. Avoid them at all costs as they are a despicable organisation.

My partner and I had the misfortune of renting a property via this company (who operate via bigger estate agents like Stirling Ackroyd to feign an air of legitimacy) and the experience from start to finish was horrendous. They are absolutely shameless in their tactics to extort as much money from you as a tenant as possible, they are incredibly unresponsive to any issues and unprofessional in their conduct. Avoid them at all costs

Awful, unreasonable, greedy. Circumvent tenancy law by entering property without notice. They don't change keys between tenants, and tried to gaslight me regarding this. When I fell behind with rent, they harassed me to the point of illness.

Why is there no 0 star option? They are an absolute travesty of a company, awful communication and no accountability. No matter how much you like a property, please do not go anywhere this company is attached to.

I've just collected my keys for my new flat and I could not be happier with the service. Arranging the viewing, signing contract and referencing and checking inventory (the flat was spotless and Ian was very thorough) was seamless from start to finish. The team (Bev and Ian) were incredibly helpful and answered all my questions quickly and made it clear that they were on hand should there be any issues. Thank you for making it so simple!

Constantly ignore emails about urgent problems in our flat. Left without hot water, broken fridge, broken toilet despite calling them constantly. Also did nothing about damp and untreated mold.

Absolutely 0% help or support to tenants. Expect nothing

UPDATE:
Stole 1/3 of our deposit. Unable to fight the charges fully as we were in a financially vulnerable situation, but we wish we could have appealed against their deposit ruling. DO NOT RENT from this exploitative & incompetent agency

Do not be intimidated by this landlord. After deciding against renewing our contract with them, we informed them that we would be vacating the property on the last day of our fixed term, thus terminating the contract by ‘effluxion of time’ and by the very fact that we intended, as we did, to move out. Lettings EMS told us that we had no right to leave on the end of the fixed term because they required two full months notice. - two extra months beyond the term of the contract! They thought they could intimidate us into giving them another two months rent.

By way of attempting to rob us, Lettings EMS attempted to enforce an illegal clause which they had included in our AST. This clause read: If either party wishes to end the tenancy at the end of the fixed term agreement, that party shall serve no less than two months prior written notice from the rent due date. The tenancy would continue on a periodic tenancy if no formal agreement is reached by both parties.

This clause is illegal and they had no right to demand any notice period from us as we had a fixed term AST.

Lettings EMS have no regard for you as people, rather they see an entitlement to your salary that you work hard for. Nor do they have any concern for you as a human being with a life and will happily interrupt it and cause you great stress, lest you don’t realise you exist for their gain. Also, they will happily let you challenge their ‘claim’ through the deposit scheme, which will take roughly 3- 4 months. Even though the deposit scheme informed them that no notice period is required on a fixed term tenancy contract, they were obviously happy to let this go all the way, purely to inconvenience us. You must not be intimidated! We got our deposit back (less some really small amount for cleaning. I would urge you to be thorough when you leave, and take excellent photos as they expect a 'professional clean’). Shame on Lettings EMS.
