We originally contacted them to value our property. They massively over-valued it in comparison to 4 other local estate agents, which we assume was simply to try & secure the business.
We approached them some months later when we wanted to view a property that was listed through them. The woman in the shop was EXTREMELY rude, unprofessional, blunt, condescending and said that we weren’t allowed to view the property because we weren’t on their books (having decided to sell our home with another, more realistic agent).
When I suggested that we'd perhaps have to offer without seeing it, she abruptly told me that "you can't legally offer on a property without viewing it" which I then had to inform her wasn't correct and that they have a legal obligation to put all offers forward. She retracted, and said "well, we don't advise it!" She almost delighted in the fact that we'd struggle to secure the property (because of the high demand to view it).
We eventually had to write to the owners of the property directly to try and get a viewing. Our journey with trying to secure this property went on to be long and stressful (for various reasons) but we ended up offering on the house three times and eventually secured it.
Towards the end of the process and just before exchange, it was highlighted to us that planning certification was not provided for a certain part of the house, and although other documents were, our bank had to investigate further before deciding on whether they would provide the mortgage or not. The agent at James came across as being frustrated by this. She insinuated that we were holding up the process for everyone unnecessarily (even though the investigation was out of our hands). Her comments and tone during conversations were honestly shocking. There was no empathy to the fact after such a stressful journey and in these final stages, that we were potentially buying a house that in 20 years time, we may struggle to sell on.
On the whole, nearly every interaction with James was bad. Our interactions with other estate agents (up and down our chain) were pleasant and they clearly understood and enjoyed working with people. They all showed sympathy, understanding and good humour at various points, all qualities that were extremely lacking at James. We will never use them, never recommend them and although we got our house in the end, it’s absolutely no thanks to them.
