The worst agents we have come across in 4 years of renting in Cardiff. They largely ignored maintenance requests and when they did acknowledge the need for repairs they were botched jobs, we lived with infestations of rats, slugs, black mould and kitchen appliances that had the details drawn on with permanent marker. We had security issues with broken lock on a back door that wasn't repaired for months and on the initial move in we found dirty underpants, socks and filth throughout the house. Despite the apparent lack of consideration for hygiene and maintenance this agency charge extortionate rates of £100 for 'light dusting', and they also have gardening charges written into student contracts but do not provide any garden maintenance equipment. This agency takes advantage of low income students to make easy money while completely disregarding their health and wellbeing

I have experienced The Umbrella Homes as a great welfare team. Everyone in the team, especially Shan always did everything they could to make me and my family happy. Thumbs up to the team for such great support and professionalism👍

Utter incompetence or genuine cheek to attempt to scam myself and my group of tenants out of over £1000 overall. After disputing their charges at the end of tenancy, it turned out they seemed to have forgotten that we paid a £2,500, insisting that we paid only £1,600, requesting that we pay the rest. They also had attempted to charge us for mattresses and drawers that we had never used and were in the exact state in which they were initially photographed upon us moving in, which we also disputed and got the 'error' ammeded. This sort of business is unacceptable, as if we agreed to the first payments we would've been scammed out of over £1000 collectively, with them only amending the 'mistake' after we had disputed it. I feel this was an attempt to squeeze money from students as the area we rented in was a primarily student based area.

Umbrella Homes has been utterly terrible to my friend who rents with them. This friend of mine fell behind with rent and ended up repaying the full amount, yet Umbrella Homes now still wants to charge them £1500 in “late fees”?! It sounds a bit illegal, especially with the new renting homes act. Avoid at all cost for your peace of mind.

This is an honest review based on my experience with Umbrella Homes. They have charged a friend of mine with over £1500 in late fees, which is much higher than the actual late rent (which has since been paid). This seems to violate the Renting Homes Acts Regulations (which places strict limits on these kinds of late fees) and has caused my friend undue stress and misery in a time of rising cost of living. Avoid this business like the plague.

The manager has been nice, he has a good customer relationship, all their staffs are friendly. Their process is very fast and reliable.
